The change of seasons is a reminder that change is all around us. Every new season teaches us the value of embracing what is and letting go of what used to be. So, as we step into November, I couldn’t help but feel proud of the diverse perspectives we’ve brought together in this month’s issue. Our cover story tackles something I’ve always been passionate about—the intersection of art and real estate. Having visited countless luxury properties over the years, I’ve seen first-hand how thoughtfully chosen artwork can transform a space from impressive to extraordinary. So, we broke down how art not only elevates spaces but also is capable of increasing the value of property. Speaking of transformations, we interviewed Brian Johnson, whose architectural vision at Godwin Austen Johnson has helped shape our skylines. His insights on current market trends are particularly enlightening, especially when paired with Tariq Khayyat’s compelling piece on preserving UAE’s architectural heritage—a topic close to my heart. A highlight at Dubai Design Week 2024, which kick-starts tomorrow would be Casa Milano’s return to the fair with their second edition of the ultimate bathroom showcase—Talking Walls. Hence, we spoke exclusively to Mohammed Azhar Sajan, Founder, Casa Milano about how they are pushing the boundaries of creativity and innovation in bathroom design. For our market watchers, we’ve got an in-depth analysis of Qatar’s real estate landscape (thanks to fresh data from Knight Frank), plus a fascinating look at how Dubai’s Real Estate Strategy 2033 is set to reshape our sector. In our proptech coverage this month, we feature VeriEstate a promising Dubai-based start-up that’s revolutionising property inspections. Their approach to technology integration is exactly what our market needs. On the sustainability front, we’ve broken down the UAE’s top green building certification systems, essential reading for anyone serious about future-proofing their investments. And there is so much more inside, from OMNIYAT’s groundbreaking partnership with Dorchester Collection to expert insights from I2D ’s CEO Fahad Mohamed. What if your #home could be a symphony for the senses? Today, the spaces we inhabit do more than provide protection – they profoundly impact our mood, comfort and overall #wellbeing. It’s not simply about what looks impressive or beautiful; it’s about how it feels and quietly connects with us on a deeper level. In the #luxury real estate sector, we are moving towards architectural designs that engage all our senses through an interplay of light, sound and texture – those invisible forces that transform a simple living area into an immersive #experience. Our homes should evoke tranquility, joy and inspiration, where every room invites us to pause, breathe and truly be present in the moment. As we embark on this transformative journey, its essential to recognize that the principles behind designing for #wellness are not new. Drawing from the wisdom of ancient civilizations, contemporary architects and designers now prioritize natural light, ventilation, and thoughtful spatial layouts to enhance our #quality of life. At Alpago Properties, we take pride in crafting homes that resonate with the essence of those who reside within them. Our holistic design #philosophy guarantees that every architectural element not only meets physical needs but also nurtures psychological and emotional #health. Amidst a world that often values speed over connection, we advocate for spaces that promote #mindfulness and presence. By seamlessly integrating advanced technology with biophilic design, we cultivate environments rich in sensory #engagement. From smart automation that tailors lighting and climate to your needs, to double-height ceilings that invite abundant sunlight, complemented by wellness amenities like zen gardens, soothing spas, and serene pool areas—each space encourages relaxation and a deeper bond with #nature. In the end, designing spaces that foster a sense of belonging and elevate comfort has never been more vital in #modern living – homes where both body and spirit can flourish. #realestate #luxuryliving #dubai #alpagoproperties #alpagogroup #sensoryengagement #comfort #holistic #innovation

In tandem, analysis of INTERIOR DESIGN Giants of Design data reveals a continued 19% decline in design fees for the top 200 firms, particularly in the corporate sector, with projections suggesting stagnation. With uncertainty and disruption, the future can feel overwhelming to navigate. Especially when change is occurring outside your standard vertical focus. So what is the best way to stay ahead? 🎉 Thrilled to share insights from our packed workshop at the Sydney Build Expo focused on "Profitable and Heathy Living Spaces through Custom Modular Constructions ! In this dynamic session, we explored the lucrative world of modular construction, focusing on "custom" modular constructions that are not only profitable but also pioneers of wellness in living spaces. 🌿 **Why custom modular?** Because it allows us to integrate cutting-edge wellness design principles directly into the architecture—principles that preserve the integrity of construction against elements like water, which is crucial for maintaining healthy indoor environments. 📐 We delved into how adopting biophilic design, future wellness technologies, and even Feng Shui can significantly enhance the market appeal and sales returns of these properties. Our discussion was not just theoretical but backed by practical insights and interest from leading architects and developers. The potential for modular houses to revolutionise real estate is immense. By focusing on designs that prioritise health and natural elements, we're not just building homes; we're crafting sanctuaries that resonate deeply with buyers and thrive at the forefront of market trends. Many thanks to the panel for sharing their expertise Ross Taylor from Ross Taylor Associates on water management Jane Langof, Feng Shui Concepts on integrating Feng Shui Anuraj Gambhir from Singularity University on wellness technologies Nuria Muñoz Arce from Habitarmonia for biophilic design ✨ A huge thank you to everyone who attended and participated with such engaging questions and insights. Also to Sydney Build Expo for bringing the Build community together and being amazing every year. Stanley Cheng, you are a champion 🏆 Let's continue to drive innovation and profitability in our industry with smart, sustainable solutions that make a difference. #ModularConstruction #WellnessDesign #BiophilicDesign #Architecture #RealEstateDevelopment #Innovation

🌿 Embracing Wellbeing: Designing Spaces with Heart 🏠 In a world where our surroundings weave into the fabric of our daily lives, the profound impact of architectural design on our wellbeing is undeniable. Reflecting on our recent exploration of Vastu Shastra's significance in architecture, let's journey deeper into the realm of wellbeing design—a concept that resonates with empathy and care for our holistic wellness. At its core, wellbeing design is a heartfelt endeavor, rooted in the belief that our built environments should be sanctuaries that nurture not only our bodies but also our spirits. It's about crafting spaces that breathe life into our souls, fostering connections, and enveloping us in a sense of warmth and belonging. From embracing biophilic elements that rekindle our bond with nature to thoughtfully designing layouts that encourage movement and meaningful interaction, every facet of architectural design becomes a brushstroke in the canvas of our wellbeing. By weaving in natural light, fresh air, and verdant foliage, we can create sanctuaries that awaken the senses and uplift the soul. Moreover, the timeless wisdom of Vastu Shastra gracefully intertwines with the principles of wellbeing design, echoing a shared ethos of harmony, balance, and prosperity. In blending ancient wisdom with contemporary design principles, we embark on a journey of co-creation—unlocking spaces that not only shelter us but also inspire us to thrive. As we continue our voyage into the heart of architecture, design and wellbeing, let's embrace the transformative power of design to cultivate spaces imbued with empathy, compassion, and a deep reverence for the human spirit.
