Property Development Project - Thatch Cottage - Garden
The garden required a lot of work, an excavator was bought in to move the soil in preparation for the extension, and the new porcelain patio. We fitted new fencing and a cheeky little garden pub! We then laid new turf, and kept a close eye on the existing rose bush! We added new planters, flower beds and some sleepers to give it that finishing touch.

Did you know two buyers can be on the deed of a house even if only one of them is on the mortgage?
These first time buyers are both travel nurses. Right before deciding to write an offer, one of them switched jobs & started a new contract with variable pay. The lender was not able to use this income, but thankfully we were able to move forward with just the income of the other buyer!
Once their offer was accepted, I wrote an amendment to the contract adding both buyers to the deed even though only one is on the mortgage. (This means they both hold legal rights to the property, but only one of them is ultimately responsible to the lender.)
When rates drop, they will refinance & put both of their names on the new mortgage. (They are fully aware that we can never guarantee lower rates, although most lenders are projecting a few drops in 2025.)
For now we wait for the lender to finish doing his thing, & we count down the days to homeownership!

Property Development Project - Thatch Cottage - Extension
In order to preserve the Grade II listed cottage, the extension was independently built from the house. In order to give the area as much natural light as possible we used as much glass as we could. The flat roof featured a sky light and the openings were created by putting in aluminium bifold doors, and fixed windowpane from floor to ceiling. The extension increased the ground floor space by 50%.
