Earlier today, our Executive Director, Keiran Craig-Jones, met with the 𝐀𝐂𝐓 𝐓𝐫𝐞𝐚𝐬𝐮𝐫𝐲 𝐎𝐟𝐟𝐢𝐜𝐞 to discuss the proposed short-term rental accommodation (STRA) tax, announced in the ACT 2024-25 Budget and set to take effect on 1 July 2025. It is a breath of fresh air to see the ACT Government engaging with the Short Term Accommodation Association Australia (STAAA) as a key industry stakeholder. This collaborative approach is a stark contrast to the process undertaken by the Victorian Government, and we commend the ACT Government for prioritising open dialogue with key stakeholders in the STRA industry. Don’t forget the petition closes on Sunday 13th of October, please keep sharing and encouraging ALL Victorian Residents to sign ASAP. This Bill, if passed, will affect all Victorian residents who travel in their own State and book short-term rental accommodation. Not only does this Bill propose a 7.5% state wide tax, it also gives local government areas powers to introduce additional taxes on top of the 7.5% statewide tax and will allow them to introduce additional regulations also including caps or possible bans. This will result in your future stays being more expensive and you having limited accommodation options. Owner corporations will also be given powers to restrict and ban STRA too. It will also set a precedent in Australia for all other states and territories to follow. 𝐓𝐨𝐝𝐚𝐲, Kristy Rogers, Short Term Accommodation Association Australia (STAAA) Committee Member, and Keiran Craig-Jones, Short Term Accommodation Association Australia (STAAA) Executive Director, were once again back at Victoria Parliament, representing and supporting our members. 🏛️ As you may know, yesterday Victorian Opposition Leader John Pesutto vowed to dump the state’s controversial ‘Airbnb tax’ if elected, stating holiday-makers shouldn’t pay for Labor’s financial mismanagement. 💼 Pesutto also emphasised that Victoria’s controversial ‘Airbnb tax’ would be scrapped as a top priority under a Coalition government. However, these statements were vague because it is NOT an Airbnb tax; it is a short-term rental accommodation (STRA) tax. 🏡 We sought clarification on the Liberal Party’s exact position and have confirmed through Brad Rowswell MP (Shadow Treasurer) that they plan to repeal the 𝐒𝐡𝐨𝐫𝐭 𝐒𝐭𝐚𝐲 𝐋𝐞𝐯𝐲 𝐁𝐢𝐥𝐥 𝟐𝟎𝟐𝟒 in its entirety if elected in November 2026. ✅ It wasn’t clear from the initial announcement whether they would repeal the entire Bill or only the tax element, so we made sure to confirm this crucial detail. In our latest Tax Technical Update, we explore the Federal Government’s proposed build-to-rent (BTR) tax concessions. These aim to increase the supply of accommodation available for public rent at a time when there is an acute shortage of Australian residential rental accommodation. While the measures clearly provide an incentive for foreign resident investors to invest in BTR projects in Australia, it remains to be seen as to the attractiveness of these measures, and whether the commercial reality of constructing and holding these developments is viable for developers and BTR operators.
