Now that Landsec is reporting against the nature-related financial disclosures, will other UK REITs be fast followers? 🔍 Landsec surveyed 1,222 people and found: ‘55% 𝘰𝘧 𝘱𝘦𝘰𝘱𝘭𝘦 𝘴𝘶𝘳𝘷𝘦𝘺𝘦𝘥 𝘭𝘪𝘷𝘪𝘯𝘨 𝘢𝘯𝘥 𝘸𝘰𝘳𝘬𝘪𝘯𝘨 𝘪𝘯 𝘜𝘒 𝘤𝘪𝘵𝘪𝘦𝘴 𝘴𝘢𝘪𝘥 𝘵𝘩𝘦𝘺 𝘱𝘭𝘢𝘯 𝘵𝘰 𝘭𝘦𝘢𝘷𝘦 𝘪𝘯 𝘵𝘩𝘦 𝘧𝘶𝘵𝘶𝘳𝘦, 𝘢 𝘵𝘩𝘪𝘳𝘥 (33%) 𝘪𝘯 𝘵𝘩𝘦 𝘯𝘦𝘹𝘵 𝘵𝘦𝘯 𝘺𝘦𝘢𝘳𝘴 𝘢𝘭𝘰𝘯𝘦, 𝘤𝘪𝘵𝘪𝘯𝘨 𝘮𝘰𝘳𝘦 𝘢𝘤𝘤𝘦𝘴𝘴 𝘵𝘰 𝘯𝘢𝘵𝘶𝘳𝘦 𝘢𝘯𝘥 𝘨𝘳𝘦𝘦𝘯 𝘴𝘱𝘢𝘤𝘦 𝘢𝘴 𝘵𝘩𝘦 𝘵𝘰𝘱 𝘳𝘦𝘢𝘴𝘰𝘯’. They are one of the largest UK REITs with est. £10 billion of central London offices, major retail destinations and mixed-use urban neighbourhood properties. They're also the first UK REIT to report against the Taskforce on Nature-related Financial Disclosures (TNFD). Landsec's Sustainability Performance and Data 2024 Report (pg 30-33) https://lnkd.in/ds2mBt97 includes material risks and opportunities related to ecosystems & biodiversity that are decision useful for investors. For example: 🚨Statutory compliance poses a risk in achieving planning permission for a development - all developments covered by the Town and Country Planning Act require a minimum 10% Biodiversity Net Gain (BNG) as of February 2024. 🌲Presence of nature provides a competitive advantage and higher desirability of spaces - Landsec research found two thirds of people are more likely to visit a high street or shopping centre if there was access to more nature or green spaces nearby. I expect more REITs will voluntarily report TNFD disclosures in the not too distant future. The ISSB has sent a strong signal by saying it will consider how to build on TNFD disclosures for its research project on biodiversity, ecosystems and ecosystem services.
