So what can I say about this past week: 1. Had a great time at the British Conveyancing awards on Tuesday evening. So happy that Alex Gregory-Chialton won in her category as she works so hard it is fantastic to see this recognised externally. Well done Today's Conveyancer David Opie Allie Jones and your team for an enjoyable evening. So good to be able to catch up with so many people in one place. Fantastic to see so many folks in the Industry enjoying themselves and getting on, 2. Following on from that, it was really good to see Rob Hailstone win the Industry champion award. Hundreds of people voted for him in what was an open contest picked by the public not the judges (who gave their time up for free which should be applauded). Now I don’t always agree with what Rob advocates in conveyancing (nor does he always agree with me) but as “grown ups” we get along and respect each others views. It therefore saddens me that one of the most genuine people I know has been subjected to some very unpleasant comments online this week. Rob being the decent guy he is offered to debate the detractors but sadly his offer seems to have been dismissed. Keep doing what you are doing Sir as you can’t please everyone, 3. Good to have spent a fair amount of time collaborating with other senior leaders in other law firms this week. Always great to share experiences and just to be able to pick other folks brains. Collaboration is a great thing. So this weeks track is in honour of St Patrick’s day which is this forthcoming Sunday. Have a great weekend. #CANveyancers #property #bcawards2024

UK property completion times are the slowest in the developed world 📉 I was reading a piece of research earlier in the week from Moverly, which shows that it takes on average 179 days to complete on a property in the UK. That's 70% slower than the US, where the average completion time is 53 days. Embarrassing but sadly not surprising! So, why are we so slow in this country? 👴🏻 Outdated conveyancing processes: Many legal procedures have remained unchanged for decades. 🧾 Complex paperwork: The sheer volume of documentation required can significantly delay the process. How can you speed up your sale? Julian Rogozinski from JMW Solicitors LLP joined our webinar earlier this week to share his advice on speeding up the conveyancing process. A huge thank you to Julian for all of his insights and some really great tips. If you didn't manage to join, watch the full webinar here: https://lnkd.in/eYsav_sH

The Importance of Sticking to a Contract – Lessons for Property Practitioners In the 1987 case of Ficksburg Transport v Rautenbach, the court ruled that strict adherence to contract terms is crucial. Ficksburg Transport attempted to renew a lease by delivering a notice to an employee instead of the owner, Mr. Rautenbach. The court found this invalid, as the contract required personal delivery to the owner. Key takeaway: property practitioners must follow contract requirements precisely to avoid legal issues. Ensure compliance, or risk invalidating the agreement. For more insights, read more in the following blog (link in the first comment). The importance of consultation and informed debate. Chancery Lane said the consultation will include: Engagement with conveyancing and legal groups, local law societies and Law Society licensees; An online survey to capture views on the wider policy changes in residential conveyancing, and views about the TA6 itself and experience of using the form; Focus groups with conveyancers to understand their current experiences of using both versions of the TA6 and to understand concerns on key areas of change; ‘Deep dive’ online webinars exploring key concerns, including liability and digitisation; and User experience testing of the new form. 2CV, an independent research agency, will carry out the direct member engagement exercises and survey, and analyse the feedback. #solicitors #lawfirms #conveyancing #regulation https://lnkd.in/dBhRph7Z

The new Conveyancing Protocol Forms have faced criticism and raised several issues including: 1. Increased complexity and length 2. Ambiguities and unclear guidance 3. Redundancy and duplication 4. Increased costs 5. Technical and practical issues 6. Training and familiarisation 7. Regulatory compliance 8. Client confusion and frustration Learn more on these issues in Sylvia Garcia’s latest blog article here > https://buff.ly/3KttAus #ConveyancingProtocolForm #ARBrownSolicitors
