Hanoi - H1.2024 market performance Hanoi's office sector is experiencing significant levels of demand driven by Consulting, Healthcare/ Pharmaceutical, and Tech sectors. Majority of deals are signed or being inked at high quality buildings. Grade A had the largest take-up of 6,955sqm in Q2/2024 while the take-up of Grade B fell by 1,694sqm. "Flight to quality" remains to be the key trend not only in #HCMC but also in #Hanoi. In 2024, notable projects like Taisei Square Hanoi, Capital Place, Lotte Center, BRG Diamond Park Plaza, 36 Cat Linh (Grand Terra) are green buildings and remain the talks of the town. However, from 2025, it is likely to increase competition in the CBD, the West, Tay Ho Tay New Urban Area (NUA) since all future developments in Tay Ho Tay NUA will be Grade A. If so, how to find a nice office while optimizing cost or create workplaces appealing to tenants? Contact Trang Trang Hoang Dieu or me for further insights and intel. Also, have a look at our Savills picks in Hanoi new CBD - one of the areas with plenty of deal activity. 📞 097 3611 388 📧 NThiOanh@savills.com.vn #SavillsVietnam #CommercialLeasing #Office #retail #officespace

Business parks in Singapore face a critical need to reposition and reinvent their spaces due to changing work dynamics. A recent NUS survey highlights that while business parks remain relevant, the rise of hybrid work arrangements and technological advancements could dampen demand. With vacancy rates increasing, especially in older and less accessible locations like Changi Business Park, operators must adapt by enhancing amenities, clustering similar businesses, and offering competitive rents. This strategic evolution is essential for retaining tenants and attracting multinational companies in an increasingly flexible and technology-driven work environment. Owners of office buildings around the world are grappling with the implications of the post-pandemic era, when many workers would rather log in from home than face a daily commute. In Malaysia, public transit ridership around the nation's capital has finally reached pre-pandemic levels – while nominal office rents have stayed flat since 2019. (That might be considered a relatively good outcome on a global basis, given that rents are declining in major business hubs and completed buildings are hitting the Kuala Lumpur market.) Kuala Lumpur's rise in the Smart City Index is definitely positive news, but the 13 May 1969 race riots highlights a complex reality. Here's why: • Scarred Past: The 13 May incident was a dark chapter in Malaysia's history, exposing racial tensions. A smart city needs to address social cohesion and racial #harmony for true progress. • Building Trust: The Smart City Observatory emphasizes trust and good governance. Openly acknowledging past issues and building bridges between communities is crucial for a smart and inclusive city. • Lessons Learned: The 13 May incident serves as a reminder of the importance of social equity and fairness in urban development. A smart city should ensure benefits reach all residents, not just a privileged few. So, while Kuala Lumpur's ranking is commendable, the 13 May comment serves as a reminder that a smart city also needs to be a socially just and equitable one. > Contrast the Past and Present Kuala Lumpur's rise as a smart city is a far cry from the turmoil it faced in 1969. To some survivor of the May 13th race riots, they can only hope that the city's advancements in technology and infrastructure will foster stronger unity and prevent such tragedies from ever happening again. > Reflect on the Importance of Unity The scars of the 1969 riots still linger in the memory of many Kuala Lumpur residents. While the city's recent ranking as a smart city is a positive step, true progress requires building bridges and fostering a sense of #unity amongst all its people. … The city that's climbing the "smart" charts today feels like a stranger to the one who crawled through in #fear that night. Can a city be truly smart if it forgets the lessons of its past? Progress is good, but true intelligence remembers the cracks, the vulnerabilities, and uses technology to bridge them, not widen them. … Maybe the real mark of a smart city isn't its ranking in an index, but the way it remembers its scars and strives to heal.
