The VRC knows how to put on a great event. Over the decades, the "Melbourne Cup" has endured as one of the world’s best horse racing events despite attendance across the world rapidly declining. Even recently, the iconic Singapore Horse racing track closed to become an affordable housing estate. Singapore is the Gold Standard for its "social responsibility" in providing enough availability of affordable rental accommodation. The VRC has a vast holding of inner-city, suburban Melbourne, much land not necessarily needed for its ongoing activities. In the middle of the worst housing crisis in Victoria's history, even serviced by hundreds of millions of dollars of Public-funded transport infrastructure, in today's values, it is grossly underutilised. Maybe for a few weeks of the year, how many inner-city suburban Horse racing tracks have their heavy railway terminals in the world? There is an opportunity for the VRC to create a lasting legacy in Victoria with "inclusive" quality residential grade mid-rise apartment walkable villages fostering community bonds and social cohesion. These are the key attributes of a community looking out for each other. Even emulating many of my previous major urban projects with no mandatory requirements just through my initiative and "sense of social responsibility" setting aside between 30% to 50% for affordable housing. Especially for Melbourne's Essential Workers who struggle to find affordable rental accommodation with easy access to their jobs from Melbourne's vast availability of Railway infrastructure, such an "inclusive" major urban project could potentially create long-term income for the VRC and create a long-term destination, a potential "City within a City," creating a key National and International tourism growth driver. #Flemington #MelbourneCup #inclusiveness #residentialgrade #midrise

Free trials are a DISASTER for your business 👎🏼 Back in 2012, things we're different. We'd just opened Bangkok's first boutique gym and our style of training was very new to the market. Free trials were a great way to introduce people to our concept and conversion rates were high. However, by the time I opened BASE Gym in 2016 things had changed. Many people knew what we did and free trials were largely taken by people looking for a freebie with no intention of buying. Or people who were uninterested and uninvested, and just went along because it was free. This type of client often made things difficult for the coach, pulled attention away from our good, paying clients and generally brought the vibe down. I don't say this with any resentment - it's certainly not their fault for taking advantage of a great, free offer. It was our fault for not designing the right offer for the type of client we wanted in our gym. Couple all this with our TERRIBLE (pretty much non-existent) sales process and we were in a bad place. Over a few years we made A LOT of tweaks to our offers and sales process. We eventually found the right PAID intro offer to bring in people that were genuinely interested in what we did and could afford us. Our conversion rates shot up and the atmosphere in our classes was much better 📈 Spend time finding the right trial offer for your gym or studio. There is a time and a place for free, but for most clubs, and certainly any clubs on the premium side, finding the right paid offer is pivotal to success. What's your thoughts on free trial offers?
