Another inspiring case study from #AJRetroFitLive This time the rejuvenation of the Rylands building (former Debenhams) in the centre of Manchester, also focussing on the reuse of both the building and materials. Kiru Balson described the work of the Max Fordham LLP team who worked towards the challenge of achieving 30% reuse during the refurbishment set as a planning condition, asking themselves the questions: 1. What can we realistically reuse in the same scheme. 2. What about the stuff we don’t need? Have you considered deconstruction over demolition? While deconstruction requires more time and labour, it comes with a variety of benefits.  For example, salvaged materials can be reused on the same project, sold to other construction companies, or donated to charity.

If you have more than 100 million dollars   Congratulations, I am sincerely happy for your success and/or good fortune.   I don’t want your money!   I want to make you more money while you help others! Please consider the following.   If you give a portion of your money to charities, thank you. But many times, a sizeable portion of your donated funds gets spent on management of the charity.   What if you could use a portion of your money to help those in need and even help plant trees to save the environment, retain your wealth, increase it by increasing your asset holding, AND get a substantial cash flow for your and your children’s futures. Would you consider it?   What I hope to get from you is your compassion and effort.    Get real media attention (or not) and make money by buying 2+ hectare blocks and using your power and wealth to make councils approve the land being set up in 300square meter allotments (a tiny house village) for poor and retired people to put their tiny homes on wheels on or to rent a tiny house on wheels and the land from you. At $120 per block or $180 per block with your tiny house on it.   Get your accountant to do the sums. I am an accountant and the figures do add up to a very profitable low-cost housing solution. No matter what country you do it in.   You could set the covenant for each development that there is, only compost toilets, only tank water that each tenant must buy for themselves, that all grey water run through an approved water filter system that in turn feeds compulsory garden beds that grow food. Currently there is a great system like this, and 1 installation could filter the grey for 3 Tiny Houses at only $1400. Also, a part of the covenant/rental agreement could be that no drugs, violence, or drunkenness is acceptable and people who partake in those activities will be evicted immediately.   Message me if you would like more information on implementing such an idea.

Renovation work on the Good Shepherd Centre, a Keighley charity which empowers economically and socially disadvantaged people, is due to start soon. The charity focuses on health, education, pastoral care and well-being for those in need, as well as assistance with food, clothing, and household items. Its facilities at Presbytery House on West Lane are being modernised following a £140,000 grant from the Government’s #KeighleyTownsFund. The hall of the old building will be divided into two spaces, featuring fully refurbished triple-glazed windows, an energy-efficient heating system to keep the rooms warm, new lighting, and a brand-new floor. I have just been writing an end of the year assessment. The Ethical Property Foundation provides expert property advice to charities which I have long understood that for funders and the media, is obviously neither exciting nor photogenic. We do not, directly anyway, help babies, children, animals and artists, but we certainly are the people who advise and reassure the often stressed-out trustees, CEOs, staff and volunteers who do. Looking at our client lists, it is charities working in poverty relief which form our biggest groups of clients - and they are usually hugely overloaded at this time of year. They come to us worried sick about leases, energy bills, moving premises, dealing with landlords or just trying to work out how to buy or sell a building. Half the time they don't know what they don't know. And why should they? Our team of chartered surveyors provide affordable consultancy services such as building surveys, EPC assessments and property strategies, but I am also hugely proud that we are the only UK charity where any non-profit, irrespective of location, cause, turnover and size, can come to us and receive expert, timely, independent property advice free at the point of access – whether legal or about premises maintenance, planning or VAT. Property anxiety is growing as charities become less sheltered by benign local authority landlords. Interestingly, a solicitor I met recently, commented that private sector landlords can be far more straightforward and helpful, and even more equal: they see tenants as clients and simply want them to pay the rent. The blended relationship between councils and charities can be far less equitable, more nuanced and more painful too. #charities #property #advice
