Over 45 years in the industry, I look for and invest in Quality - quality buildings quality locations.
I am willing to pay a fair price for a great asset.
My life experience tells me LONG TERM quality locations and quality properties will do better than junk - no matter how alluring the numbers look for junk.
Cheap doesn’t mean good.
Quality means better tenants, higher collections, fewer headaches and I believe greater appreciation long term.
Class C Value Add was the “belle of the ball”. The road to financial freedom in two short years said the GURUs.
Nope not for me - if it meant getting high leverage floating rate debt to make the deal “pencil”. Of course the “pencil” has run out of lead in far too many of the deals.
I just plod along - looking to hit line drive base hits / low leverage fixed rate debt ample cash reserves operational experience and ability to win the DAY.
Quality wins out.
In horse racing, there are terms Class and Speed.
Speed is how fast a horse can run when NOT challenged.
Class is no matter how tough it gets, that horse finds a way to win. Class is about the quality of the horse.
