Exactly five years ago, we set out to challenge the norms and redefine real estate development, aiming for a model where social, financial, and environmental return reinforce each other, which we called Impact Development. Today, we are proud to announce the next phase for our first Impact Development project – De Groene Afslag. On June 19th, the signing of the purchasing contract with the selling party, GEM Crailo B.V., and our future neighbour, de Alliantie Ontwikkeling B.V., was celebrated on-site, marking the start of the construction phase. Lucas Mol founded De Groene Afslag in Laren 5 years ago to create a temporary space that inspires sustainable living and circular economy practices. With the acquisition of the former military school ‘De Spiegelhorst’ in Buurtschap Crailo in Bussum, approved funding, granted permits, and dedicated builders, we are ready to start the execution phase of the permanent De 𝑛𝑖𝑒𝑢𝑤𝑒 Groene Afslag. This circular icon will be a blended-use space for meeting, dining, sleeping, working, and learning. Backed by Triodos Bank and a team of impact financiers, and under the leadership of impact developer D/DOCK, this 80’s concrete mastodon will be renovated by main contractor Giesbers Ontwikkelen en Bouwen, together with installation partners A. de Jong Installatietechniek B.V. and SDR Elektrotechniek BV. We are thrilled to have them on board! We believe this will kickstart a whole new way of developing real estate, based on a triple bottom line (people - planet - profit). Is the real estate market finally turning a corner? With interest rates starting to ease, we’re beginning to see some light at the end of the tunnel. This could bring renewed momentum to the market, fueling innovation and initiatives that enhance the tenant experience. Kudos to the companies that pushed forward during tougher times. A standout example is Pradera, which successfully improved its EPC ratings from D to A & B despite the high-interest environment. 1wHet probleem van netcongestie in Nederland wordt verschillend benaderd door diverse bronnen. TU Delft, met zijn position paper, en het Landelijk Actieprogramma Netcongestie (LAN) zijn optimistisch over de rol van flexibiliteit in energieverbruik als een oplossing. Daarentegen benadrukt Netbeheer Nederland de beperkte impact van flexibiliteit door de autonome groei van de teruglevering. Ook variëren de perspectieven op de rol van afnemers: TU Delft en Motivaction zien hen als actieve deelnemers in de energietransitie, terwijl LAN en Netbeheer Nederland zich meer richten op de rol van netbeheerders en beleidsmakers. Wat betreft de urgentie van het probleem, benadrukt TU Delft een dringende noodzaak voor snelle oplossingen, terwijl andere bronnen een meer gematigde aanpak voorstellen, waarbij lopende initiatieven en maatregelen worden onderstreept. Hoewel ze het eens zijn over de algemene oorzaken en oplossingen, verschillen ze van mening over de impact van flexibiliteit, de rol van de afnemers en de urgentie van het probleem.
