Here are some essential winter maintenance tips tailored for Central Ohio to keep properties in good shape and avoid costly repairs: 1. Heating System Check * Schedule an HVAC inspection to ensure the furnace is running efficiently. Change filters regularly, as dirty filters can cause the system to work harder and increase energy bills. * Test thermostats to ensure they’re functioning correctly and consider upgrading to a programmable or smart thermostat for better control and energy savings. 2. Clean Gutters and Downspouts * Clear gutters of leaves and debris to prevent ice dams and ensure proper drainage. Check that downspouts direct water at least 3 feet away from the foundation to avoid leaks and foundation damage. 3. Seal Windows and Doors * Apply weatherstripping or caulk to seal any drafts around windows and doors. This helps retain heat indoors, reducing energy bills and keeping interiors comfortable. 4. Trim Overhanging Branches * Snow-laden branches can break and cause property damage or power outages. Trim branches that hang over the roof, driveway, or power lines to prevent issues. 5. Check Exterior Lighting * With shorter days, ensure outdoor lights are working well for safe walkways. Replace burnt-out bulbs and consider motion-activated lights to deter potential break-ins. Implementing these winter maintenance steps can help protect properties from Central Ohio’s cold and wet winter weather, preserving their value and comfort for the season.

Prepare for Freezing Temperatures – Keep Your Pipes & HVAC Ready for Winter! ❄️ With colder days around the corner in Dayton and Cincinnati, now’s the time to ensure your building’s plumbing and HVAC systems are prepared for the season. Frozen pipes and overworked furnaces aren’t just an inconvenience—they can lead to costly repairs, downtime, and, in some cases, significant water damage. Here are a few steps to help property managers and facility teams avoid common winter issues: -Inspect and Insulate Pipes: Exposed pipes are most vulnerable. Insulation and heat tape can go a long way in protecting pipes in colder areas like basements and crawl spaces. -Check Your HVAC System: -Regular maintenance of furnaces and heating systems is essential. A thorough inspection now can prevent unexpected failures and ensure efficient operation all winter. -Test Emergency Shut-Offs: In case of a burst pipe, ensure that your team knows where emergency shut-offs are and that they’re functioning properly. At Watermark Home Services (Atherton Plumbing, Nixco Plumbing, Ken Neyer Plumbing and JonLe HVAC), we are here to help with proactive inspections, winterizing solutions, and emergency support to keep your facilities safe and running smoothly. If you'd like to discuss how I can support your winter prep plans, feel free to reach out (937-613-9129)! Stay warm and stay prepared! 🛠️

How to use the small power distribution unit correctly in summer? Proper use of small power distribution units during the summer can improve safety and efficiency. First, make sure there is good ventilation around the small power distribution unit to avoid overheating. Regularly clean the small power distribution unit and surrounding debris to maintain smooth ventilation. In hot weather, you can consider using sunshades or building awnings to reduce the impact of direct sunlight on the small power distribution unit. Secondly, pay attention to regular inspections of the small power distribution unit and connecting lines to ensure that there are no loose or damaged wires to prevent leakage and fire risks. Especially when using high-power-consuming equipment such as air conditioners in the summer, pay attention to the load condition of the small power distribution unit and avoid overloading, which may cause circuit failure or short circuit. In addition, pay attention to waterproof and moisture-proof measures to ensure that the small power distribution unit and surrounding environment are dry to avoid the impact of water vapor on the circuit and prevent electric shock or equipment damage. In heavy rain weather, try to avoid flooding the small power distribution unit. If necessary, waterproof measures can be taken, such as installing a waterproof cover or raising the installation height of the small power distribution unit.
