HILLS SHOWGROUND VILLAGE CONSTRUCTION UPDATE With 2024 well under way, Deicorp’s construction teams have been hard at work delivering the homes that Sydney wants and needs. Our Hills Showground Village project has enjoyed good progress over the past three months, as Luke Fitzgerald, Deicorp’s Site Manager shares in this latest Construction Update. Significant milestones have been reached, with the ground floor 100% formed and poured. Forming has begun on level one, and all six basement levels have been completed successfully. With an average of 1500-2000 cubic metres of concrete being poured each week, we are on track to deliver Showground Village on schedule. Looking ahead, we will continue construction of the podium, extending through to level 2, where the residential towers will commence. M5, a 25-storey, mass timber rental housing tower, one of the tallest in the world, will be the first residential building constructed at Main Alley, a tech campus in the Mount Pleasant area of Vancouver. The structure will be built on an existing surface parking lot. It will be a net-zero lifecycle carbon tower. That means it’s being designed to minimize both operational and embodied carbon and will have the same impact on the environment as if it was never built. The project, proposed by Westbank Corp. and Henriquez Partners Architects, was given the green light recently by Vancouver City Council. It will be 260 feet tall and have 210 rental homes. Gregory Henriquez, managing principal of the architectural firm, says the tower will be “beautiful and poetic.” The panels of the exterior wall assembly will resemble the scales of a pine cone. The intention is to make the M5 mass timber tower a replicable prototype to help British Columbia achieve a significant reduction in lifecycle carbon emissions, while addressing the crisis of affordable housing. “It is an open-source prototype for mass timber,” says Henriquez. “Open-source means we are willing to share our drawings and ideas to the public at large. We are proposing this project is also a net-zero-carbon building. This is a hybrid mass timber project which is almost 67 per cent timber.” The cross-laminated timber (CLT) components will be manufactured off-site. This process enhances the overall strength and dimensional stability of the wood, making it suitable for load-bearing applications. Here's how mass timber excels in column and beam structures: Post-and-beam systems: This classic approach utilizes columns positioned at regular intervals to support beams. Mass timber's inherent strength allows for wider column spacing compared to traditional wood, creating a more open and flexible floor plan. This is ideal for buildings like offices or large retail spaces where clear sightlines and expansive areas are desirable. Post-and-plate systems: This method takes advantage of large mass timber panels, like cross-laminated timber (CLT). These panels boast exceptional strength in both directions, allowing them to span across longer distances between columns. This eliminates the need for many beams, resulting in a cleaner aesthetic with flat ceilings. Post-and-plate systems are well-suited for residential construction or buildings with a focus on maximizing usable space. Beyond these two primary systems, mass timber's versatility allows for innovative hybrid approaches.
