If you buy VI, Lekki Phase 1 your return is 4yrs. If you buy from Lekki phase 2 into Ibeju-Lekki. Your return is between 5-6 yrs. 📈 If you buy in Ikeja your return will be 6-8 yrs. 📈 Many of you don't know that there's a calculus for Real Estate. A few days ago, I was listening to an X space discussion on the state of the real estate market in Nigeria. A good number of the Nigerians in diaspora expressed fears about the state of their real estate investment in the country while the would-be investors wondered if it was still a viable investment vehicle considering the current inflation and its impact on the economy. I honestly think at the back of each person’s mind was the undeniable fact that no one could predict when the inflation and currency fluctuation would be stabilized and the best option is to take proactive measures to minimize its impact. Here are some proactive measures mentioned that I totally align with: 👉 Review the rent of rental property to reflect the current inflation rate and to cater to the increasing rise in maintenance cost. 👉 Control operational and maintenance costs as best as possible. Although for now, this may be a herculean task considering the high cost of practically everything which is why leaning more into your creativity financially and otherwise comes into play. 👉 Convert and rent out rental properties as shared apartments or Airbnb to increase rental income 👉 Carry out strategic improvements and renovations at a minimum reasonable cost to make your property stand out; attracting more tenants and yielding higher rental income. In many cases, people within reason will pay for properties they believe they are getting more value from. 👉 Approach real estate investment to hold it for the long term to ride out the economic volatility during this inflationary period. 👉Generally, inflation increases the prices of real estate making it quite difficult for many investors particularly would-be investors to pool sufficient funds to invest in real estate.
