The transformation of the former Souderton Train Station at Broad and Front Streets into "Souder's Station Square" has recently garnered county-level recognition. This project revitalized the historic site into a vibrant community hub that now houses a brewery, a restaurant/bar, and a nail salon. Phillips & Donovan Architects, LCC and Boyle Construction brought this vision to life, combining architectural expertise and construction excellence to preserve the site's historical charm while adapting it for modern uses. The government has announced that no major changes will be made to the Environmental Land Management (ELM) schemes. Farming minister Daniel Zeichner confirmed the government will focus on restoring stability and confidence for farmers. Labour is fully committed to the schemes and will not be ‘overturning the apple cart’. He emphasised the need to ensure small, grassland, upland and tenanted farms are catered for, acknowledging a weakness in the current ELM offering. Farmers will welcome confirmation that there will be no major changes. The schemes will however, continue to evolve. For example, a recent change to the SFI legume fallow option addresses a frustration many farmers had with the 2024 scheme. The legume fallow option (CNUM3) was being used instead of a break crop to rest land for a year, fix nitrogen and assist with weed control. In SFI 2024, for newly established fallow, this option was made non-rotational, meaning it had to be in the same place for the three-year agreement, so it could no longer substitute for a one-year break crop. This has now been reversed so new legume fallows can be rotated annually again.

We are not OK. This is not OK. Over 800 local people voiced their concerns and submitted objections for a scheme put forward by an Essex based mastics firm to build on the town’s last developable site. This followed years of time and money spent on securing the site and achieving planning permission, only for it to be taken away under shady circumstances that stank of nepotism and greed. The inspector did rule in favour of the developer and upheld their appeal, because ultimately, their amendments put them within the boundaries of planning law. But their ethics sit firmly outside of our hopes for humanity. A win for some is a devastating loss for many. They may feel smug and be warmly congratulating each other on their success but it comes at a high price for people who desperately need homes that are affordable to live in. The scheme put forward by the community is a blueprint for housing in these times of climate emergency. 🌱a site that is radically low carbon, generating more energy than it will use 🏡 Homes built to Passivhaus standards so that people can live there with very low energy bills 🏡 Homes offered for rent, in perpetuity, at levels significantly below market rates that local working people can afford 👫Community ownership so that the income is reinvested in the local area. The spirit of the community in Totnes will not be broken. This is a setback but it is not the end.
Following a 4 day inquiry in December and January, the The Planning Inspectorate's Inspector Hollie Nicholls FdA MSc MRTPI has today allowed an appeal by Fastglobe (Mastics) Ltd against the refusal by South Hams District Council of its planning application for a mixed use scheme including 80 dwellings, commercial floorspace and community uses, at the Former Dairy Crest Site, Totnes. The decision contains some interesting observations about vacant building credit, abandonment, habitats, whether viability is relevant in relation to a policy compliant scheme, and the relevance or otherwise of alternatives. The culmination of a lengthy planning process for this site which, prior to the inquiry, also included a neighbourhood plan examination and a trip to the Chancery Division to secure a declaration that the Community Right to Build Order relating to the site had lapsed. I was counsel for the successful appellant, instructed by David Seaton of PCL Planning Ltd, calling expert evidence from Andrew Kitchener of Kitchener Land and Planning (on viability & deliverability) and from David himself (on planning). Duncan Moors of Ashfords LLP led on the s.106 agreement. #planning #housing
