Oxfordshire's Roadside Real Estate plc pivots from pubs 🛣️🍻 Oxfordshire-based Roadside Real Estate has relinquished its leases on three pubs, all owned by Wiltshire family brewery Arkell's Brewery. Leases on The Bull Hotel in Fairford, The Rose and Crown at Ashbury and the Eliot Arms in South Cerney have now been terminated for nil cost. However, Barkby Pub Co, a wholly-owned subsidiary of Roadside Real Estate, has retained the freehold for The Coach & Horses at Chiselhampton near Oxford and has granted a lease to PS91 Hospitality, which has also assumed responsibility for the Arkell's pubs. Tuesday Tip Let's talk Split Tenancies in a commercial property. A split tenancy is where the property has a day time tenant and then has sub-let the property to another night time tenant. A recent example is cafe with internal and external seating which also ran as a wholesale supplier to clubs etc. At night (when existing tenant didn't have a need to operate their business) it was sub-let and ran as a Mexican restaurant. This was perfect as the restaurant was a new start up and so could test the market to see if there was a demand. They simply would hang a banner with their business name off the fence railing, turn on some sparkling lights in the seating area to gain attention and they were open for business. The new business proved to be a success and now has its own premises. A great way for the existing tenant to lower their rental and for the landlord to increase theirs. Hungry Jacks drive through sold for circa $5 million - CBRE Hungry Jacks Beenleigh sold for $5,120,000 to a local private investor through CBRE’s Harrison Coburn and Nick Kennedy negotiated the sale on a sharp yield. The property was underpinned by Hungry Jacks on a 13-year initial lease term, who are the largest franchiser of restaurants in Australia with over 440 locations nationwide. “We are continuing to see strong investor demand for quick service restaurant retail investments that are underpinned by blue-chip tenants in strong performing retail precincts. Frontier Pubs, the London partnership between Stonegate Group and Pioneer Hospitality, has told Propel that is has had “another strong year of growth” with like-for-like sales up more than 8% for the year ending September 2024. Earlier this year, the company added three more sites to its portfolio – the Duke of York in St John’s Wood, The Palmerston in Dulwich and The Star Of The East in Westferry – from Old Spot Pub Co, which was founded and run by Bernard O’Neill and Dave Ford. The acquisition has taken the number of Frontier pubs to 15. It comes as the business reported revenue increased 34% to £8,857,000 for the year ending 24 September 2023 compared with £6,622,000 the previous year. Operating profit before depreciation and amortisation for the then 12-strong business was £270,000 compared with £75,000 the year before. Loss before tax narrowed to £111,000 from £411,000 the year before. The company stated: “The group has strong ties with a range of brewers and long-established relationships with food suppliers. Frontier has also hedged the majority of expected energy usage for winter 2024 and a third of expected energy usage into summer 2025. Where possible, any negative cost effects have been mitigated by retail price rises.” The company did not receive any government grants (2022: £41,000). No dividend was paid (2022: nil). Co-founder Jo Cumming told Propel: “We were delighted with our positive performance to September 2023, and have just finished another strong year of growth with like-for-like sales of more than 8%. Stonegate’s continued partnership is the cornerstone of Frontier’s flourishing, and we look forward to continued growth in the coming 12 months..” Frontier was founded in 2016 by Peter Myers, Cumming and Dame Karen Jones as a joint venture with Stonegate. Frontier is chaired by Dame Karen, who is also the chair of Hawksmoor, with a management team headed up by Myers and Cumming, the team behind the successful growth and subsequent sale of Food & Fuel.

Wow that's a lot of money and a lot of food that you have to sell to make a profit: "Bid for Marine Parade hawker centre stall rental hits S$10,158 per month, new record in S'pore". "A fierce bidding war to rent a particular hawker stall at Marine Parade Central Market and Food Centre has set a new monthly rental record. Previously occupied by Taiwanese-style hawker Mee Sua Geng, the vacant unit — #01-29 — set a new record in the July 2024 tender, with bidding reaching S$10,158 per month for rent." It wasn't actually his money, it was his rich mother's.... Easy to spend someone else's money! "The other bids were S$8,113, S$9,288, S$9,500, and a withdrawn bid of S$10,680. The premises can be used to sell cooked food, halal or otherwise, Indian cuisine, drinks, or cut fruits. This is the first time a bid over S$10,000 has appeared in six years, according to Shin Min. The top bidder, Yang Ailan (transliteration), is a hawker who has been running a drinks stall at the food centre for over 10 years. The 51-year-old said she had put in a bid for the vacant stall so that her son and his family can open a cooked food stall and expand the family hawker business. Speaking to Shin Min on why she made such a high bid, Yang said: "Everyone says the stall is good, and my son wanted to start the business, so I gave him the opportunity to learn." She added that a vacancy in the popular food centre was a rare occurrence, with many people willing to pay high prices for the prime real estate."
