Direct leads and developing your own lead gen pipeline is the best way to ensure a stable and sustainable pipeline of high-quality leads makes it into your pipeline. Otherwise, you're competing with every local competitor for the same lead, causing your sales team to work 3-4x harder just to get someone to agree to a tour. When you play the game of referral leads, nobody wins except the referral agency, who gets to cash in on your hard work closing the sale. And now you also have to try and differentiate yourself among all your competitors (which most communities don't do a very good job of) so what's left to compete on? PRICE? And here again, nobody wins because if price becomes the only reason a prospect chooses you, then your brand has no true value. No one wants to hear someone say, "Yeah, I chose this community because they were the least expensive." #SeniorLiving #SeniorLivingMarketing
