I think challenges whenever will never end right. But one of the best things about Dubai is that over and over and over again, Dubai has not just proven its long term ability to to thrive and to attract long term for an investment and. But Dubai has proven. Number one, very high level of of agility to deal with, you know, with any sort of. Crisis or whether at the scale of Dubai or we're talking regionally or even globally. And and when they deal with crisis, they're always wired to how can we turn this into an opportunity? They don't deal with crisis as an OK, there's a problem now. What can we do just to solve the problem now? How can we actually turn it into an opportunity? And I think COVID was a big tipping point for Dubai where they saw actually an opportunity. Given the size of the city and the structure of the decision making, you know, led by his honesty, comma brushed. They should. A very high level of agility that we could not find anywhere else in the world. And that's why they managed to move a lot faster and and it's not by luck because they managed to move a lot faster to to leverage an infrastructure that they've been building for the last. You know the 20-30 years.
