In part two of our Site Visit day in Farnborough, Members toured a series of exciting development sites hosted by Stuart Wyeth, Board Member of The Developers Club and founder of SW Homes & Developments. Each site showcased a different stage of the development process, with Stuart offering valuable insights into the unique challenges and opportunities of each project. 'The future of shared ownership' - a useful summary by Peter Apps in the October edition of Inside Housing. Thanks to Pete for reporting my concerns regarding a longstanding lack of data on long-term outcomes for shared owners. In the same feature, Matthew Bailes (Chief Executive of Paradigm) and Floris ten Nijenhuis (founder of Stairpay) both offer practical suggestions for reform. I'm very much in favour of Matthew's proposal that: "there should be more focus on making it possible for people to staircase to 100%.... by fixing the overall price of the property rather than asking buyers to purchase their future shares at the current market rate". Likewise Floris's observation that: "the shared ownership process should involve a much more thorough initial assessment of what people want from the product at the outset". #SharedOwnership https://lnkd.in/dR79-Btz

With access to affordable housing in crisis nationwide, it’s important to invest in innovative solutions that serve Canadian communities. Which is why this grassroots project in Whitehorse, Yukon is so exciting for us to be a part of! With their Project 1096 initiative, the Northern Community Land Trust Society (NCLTS) team focused on key deliverables: 1) Providing homes for people 2) Ensuring long-term affordability 3) Inclusive planning and design What this means in practice: Project 1096 homes are available exclusively as housing, not investments. Every home is built to serve the evolving needs of the families it houses. 100% of these homes are universally designed, ensuring they meet the needs of residents with varying and evolving ability. SoulFlight Consulting Group championed and supported the implementation of universal design principles. Steered by accessibility specialist Sonja Gaudet, the SFCG team were honoured to support the construction of 32 new safe, inclusive and affordable universally designed homes for Yukon families. Units, including barrier-free homes optimized for elders, wheelchair users and persons with limited mobility are currently available for purchase. Visit www.northernclt.ca for details.
The SFCG team had the opportunity to contribute to the realization of NCLTS’s visionary “Project 1096”. It was an amazing experience, and a privilege. We could not be more proud of this project which will provide permanent affordable homes to 32 Yukon families in Whitehorse’s Whistle Bend neighbourhood. The best part: 100% of these homes are designed for inclusive long-term occupancy. Built with universal design principles, Project 1096 delivers safe and equitable access to housing that meets the evolving needs of its occupants. While there are some units specifically optimized for wheelchair access, ALL Project 1096 units contain the necessary infrastructure to accommodate no or low-cost upgrades that will further enhance accessibility of units for residents as needed. For example wall supports are in place, and landing and stairway dimensions support the future addition of lifts in multilevel units. While much of the development is pre sold, units are currently available to qualified Yukon residents. NCLTS has made their plans open source for any developer, municipality or housing authority interested in learning more about their approach. We’d absolutely love to see innovative community housing solutions like this spread coast-to-coast-to-coast!

The most-read story from the previous week's Developer's Digest®, published by Bisnow, covers New York City's plans to transform a mile-long stretch of East River waterfront in Red Hook, Brooklyn, following a land swap with the Port Authority of New York and New Jersey. The agreement involves the city taking over 122 acres, including the South Brooklyn Marine Terminal, and transferring ownership of its 225 acres at Howland Hook Marine Terminal on Staten Island to the Port Authority. This deal, announced by Gov. Kathy Hochul and Mayor Eric Adams, aims to modernize the marine terminal and potentially develop retail, housing, and green spaces. The city has applied for $350 million in federal grants and will contribute $80 million to fund the port's transformation and stabilize Piers 7, 8, and 10. The state also committed $15 million for an on-site cold storage facility. This major real estate transaction, the largest for the city in two decades, is expected to bring significant community benefits without involving evictions or eminent domain. On December 3rd, we're hosting a virtual session to get key housing policy progress updates from Jill Jennings Golich and Jack Tiebout stemming from discussions started at our Housing Innovation Summit. Earlier this year, Colorado Governor Jared Polis and Denver Mayor Mike Johnston joined us to share strategic initiatives they're leading at the state and local level to increase housing supply, reduce the cost of home ownership, and promote economic development. Mayor Johnston's goal is to make downtown Denver “the economic center of not just the city and the state, but really of a 15-state region. It's the biggest economic driver between Chicago and L.A., and we want to make sure it is thriving and vibrant and the best destination to live, work, and play.” As highlighted in the video below, the city needs to do it's part. “All we can do is create the right preconditions for builders, developers and others in the industry to be able to do that — including permitting, zoning, and financing. If we set really big goals, we’re willing to spend all the political capital we need to back the notion that this city is better off with more housing supply and more density. Denver Mayor Mike Johnston made transforming the permitting process one of his seven top citywide goals for the year. “In our first six months of the year, we are already on a path to a 30% faster permitting time than we've been before. We've got a 35% reduction in SDP timelines right now. We have a 20% increase in the percent of building and zoning permit reviews that are completed on time.
