After 6 years of working closely with Grosvenor, we have started on-site and are making good progress. This complex project aims to knit together what was once a forgotten part of Mayfair into a new and active neighbourhood. Retaining existing listed buildings, and embracing circular economy principles have all contributed to driving down embodied carbon. Arboretum, the largest wood office campus in Europe, is a ground-breaking project that showcases the potential of timber buildings to lower building sector emissions while storing carbon for many decades. Today, Arboretum is the location where we, together with our partners, are hosting the international community as part of the Buildings and Climate Global Forum that is jointly organized by France and the UN Environment Programme (UNEP). Lars Völkel, EVP Wood Products Division, met with Guillaume Poitrinal, Co-founder and President of WO2 to discuss the opportunities of wood in the decarbonisation of the construction sector. Some outstanding facts about Arboretum: ✔️ Stora Enso delivered 20 500 m³ of flat-packed wood. That is enough to fill eight Olympic-sized swimming pools! ✔️ 15 500 tonnes of carbon dioxide removed from the atmosphere by the wood provided by Stora Enso. Addressing the challenges connected to the modern construction industry is a question that takes more than a dialogue between the authorities and the industry. It is a societal activity of great importance impacting the whole of society. Hence, it is needed to say, that if we want to change something and form a path for the construction industry to become more regenerative and make a promotion and development of a practice that respects planetary boundaries and contribute positively to a better tomorrow, then we need to do something different. We need to change our mindset and our culture. This involves a fundamental and integrated transformation of structures, processes, and practices and must be considered and reflected in holistic policies, regulation and frameworks that reflect real life experience from the users and form a new path for place-based regenerative development and clear the path towards long-term positive impacts on both human well-being and the health of the biosphere. Last week during Bisnow's Northeast Industrial & Logistics event Paul Dunlevy and I received an incredible tour of the 400,000 sq. ft., 3-story Red Hook Logistics Center built by RXR (great catching up with Ivan Kondili) and LBA Realty, alongside Hunter Roberts Construction Group and Michael Squilla, LEED AP BD+C. One fascinating detail—because of the site's proximity to the water, they had to use CMU on one wall as cranes weren’t feasible, highlighting the creativity of developers transforming previously undevelopable, contaminated land. It was great hearing Albert Fitch from The STRO Companies discuss the increasing competitiveness of environmentally challenged sites in NJ. Always a pleasure catching up with Charlie Stocks to hear about W. P. Carey Inc.'s industrial redevelopment projects nationwide. Key Takeaways - Best-in-class industrial assets are defined by their flexibility—whether it’s the ability to divide the property, increase electrical capacity, or incorporate automation, adaptability is key. - There’s a significant opportunity for industrial developers to not only solve environmental issues on contaminated sites but also contribute positively to municipalities in the process. - Overall sentiment is optimistic with strong investment and development opportunities ahead in the industrial sector. With the limited availability of developable industrial land in the NYC region, now is the ideal time to invest in prime, irreplaceable locations. As demand for environmentally challenged sites grows, the increasing competition points to significant shifts in future investment and development opportunities.
