Sometimes it only takes one! The minute we walked in, my client knew she was home. Unfortunately, so did a lot of other buyers--this was a popular one. We knew we’d be in a tough competition, so when the deadline was announced, the strategy session started. How do we win this house when there will be multiple people presenting offers? How do we offer just the right contract, that doesn’t have my client paying more than she has too, but lands her the home? Strategy. I kept in close contact with the seller’s agent, ensuring I knew exactly what was important to them. And I developed an offer strategy that would get my client the house, but not have her spend more than she had to. How were beating other buyers and securing properties for our clients in a very competitive market. Rent-Backs We find vendors like to sell first before buying their next property but are not confident they can buy the next one quickly due to tightening of stock throughout the market. Therefore we offer the the option to rent the property back from us for a short term period with the ability to break the lease when they find their new home. This gives the vendor security and gives us the option to obtain an above market rent due to the convenience of the oportunity offered. What's up in Whistler/ Here's your August 2024 Whistler Market Summary: **Sales:** August saw 21 sales, (July saw 19), continuing the trend of slower activity. **Inventory:** Remained stable across most property types, except for an 11% decrease in condo listings. **Prices:** The median sales price slightly decreased for chalets but saw increases for townhomes and condos. **Days on Market:** Have increased across all categories, with chalets at 93 days, townhomes at 72 days, and condos at 63 days. **Market Trend:** With more inventory and slower sales, the market favoured buyers, with less urgency among potential buyers. **Economic Outlook:** 💵 The Bank of Canada implemented its third consecutive 0.25% rate cut in early September, and further cuts are expected through the end of the year. 💵 These changes are likely to boost consumer confidence and real estate activity, particularly as the fall market and ski season approach. 💵 Sellers may see an uptick in buyer activity and increased competition.
