⛩️ HERITAGE SURVEYS 🛕 When conducting a measured building survey for a heritage upgrade, we prioritize a higher Level of Detail (LOD) compared to standard surveys. On-site, we use higher-resolution scanning to capture intricate architectural features, which are then translated into comprehensive drawings. These may include details such as brick patterns, cornices, skirting boards, dado rails, façade elements, ornate plasterwork, balustrades, and staircases. We collaborate closely with you to identify and address your specific planning requirements. Additional upgrades might include sectional elevations, profile schedules, detailed window and door sections, and deformation surveys

Discovering History in the Walls of a 1910 Home During a recent electrical update in a 1910-built home in New Westminster, BC, I encountered something rarely seen today: lath and plaster walls. This traditional wall system, common before the advent of drywall, is a true testament to the craftsmanship of the past. Lath and plaster consist of wooden laths nailed to studs, with layers of wet plaster applied to create durable, soundproof, and uniquely textured walls. While robust and visually striking, the labor-intensive process has been largely replaced by drywall for its efficiency and cost-effectiveness. Working with this system presented unique challenges, such as its fragility and the care needed to retrofit modern electrical systems. Yet, it also highlighted the importance of preserving elements of architectural history where possible. As building techniques continue to evolve, experiences like this remind me of the balance between embracing innovation and respecting the artistry of the past. Have you come across lath and plaster systems in your work? I’d love to hear your thoughts or experiences! #home #homeinspections #craftsmanship #oldtimers

Preservation Brief #4: Roofing for Historic Buildings This Brief provides a brief history of the commonly used roofing materials in America and gives recommendations for roof repair, roof replacement and the use of alternative roofing materials. A weather-tight roof is essential in the preservation of a structure. The roof is a highly vulnerable element of the shelter that will inevitably fail. A poor roof will accelerate the deterioration of historic buildings materials, wood, plaster, paint, and masonry. During some periods of history, the roof imparts much of the architectural character. It defines the staples and contributes to the building's aesthetic.

The design of contemporary cavity wall assemblies is the result of a century of trial and error. In this The Construction Specifier article, SGH's Danielle DiDomizio, P.E., Amarantha Quintana-Morales, and Matt Normandeau discuss the early veneer wall systems constructed during the transition from mass masonry walls to modern, “four-barrier” assemblies, and the resulting issues that sometimes require extensive building enclosure upgrades. #buildingenclosure #walls
