Lasting Solutions for Ventilation Shaft Waterproofing Recently, Joint Seal Waterproofing undertook a project at a low-rise residential building on Dundas St. in Burlington to waterproof a ventilation shaft. Ventilation shafts are crucial for ensuring airflow and maintaining indoor air quality in residential buildings, but they can also be susceptible to water infiltration, which can lead to corrosion, mold growth, and structural degradation over time. In this project, the team implemented a multi-layer waterproofing approach to provide comprehensive protection and extend the life of the ventilation shaft. Repair Method The repair process began with thorough grinding and cleaning of the shaft's floor to remove loose debris and contaminants. This step was essential to create a clean surface that ensures optimal adhesion of the waterproofing layers. Next, the surface was regraded to facilitate proper water drainage, preventing future pooling and water-related damage. An industrial-strength adhesive was then applied to the prepared surface, followed by the installation of a fibreglass reinforcement layer. The fibreglass adds strength and flexibility to the system, enhancing its ability to bridge any minor cracks or surface imperfections. Finally, the shaft was coated with an epoxy membrane, which forms a seamless, durable waterproof barrier that can withstand harsh environmental conditions. Breather membranes are designed to let buildings breathe, allowing water vapour to escape and keeping moisture away from the insulation layer, but they also have a key protective role as a line of defence against the ingress of water and the spread of fire. 🔥💧 In modern construction, balancing water resistance with fire performance is vital, especially in high-rise and higher-risk buildings. Due to the lighter coating required to achieve an A1 fire rating, a membrane with the highest possible fire and smoke protection cannot also provide the highest W1 water tightness rating which some facade designs require. However, an A1 membrane is the optimum choice in cases where W1 is not necessary. Where maximum water protection is required, an A2 rated membrane is the most suitable solution, providing fire safety levels in keeping with minimum requirements for cladding. Architects, contractors and façade engineers need to weigh up performance requirements in terms of Euroclass fire safety ratings and W1 or W2 water tightness ratings. They should consider these core principles in the use of breather membranes in external wall systems: ✅ A Euroclass A fire rating is best practice for breather membranes in all high-rise facades. ✅ Class W1 water tightness provides maximum protection against driving, persistent rain. ✅ Open-jointed/partially open facades should have a Euroclass A2 (limited-combustible) and Class W1 breather membrane. ✅ Closed facades should have a Euroclass A1 (non-combustible) and Class W2 breather membrane. Cold Joint Waterproofing for Leak Prevention When it comes to maintaining the structural integrity and livability of residential buildings, addressing water infiltration is paramount. The cold joint on the south side of a low-rise residential building on Bloor St. W. required waterproofing to prevent leakage into the units. Cold joints—the intersection where a wall slab meets the floor—are common areas of vulnerability, necessitating effective repair solutions to maintain a dry and durable structure. Repair Process The cold joint, stretching approximately 25 linear feet, was waterproofed using a proven multi-step process. First, the joint was chipped out to a depth of approximately three inches to remove the old membrane and any loose debris. An industrial-strength adhesive was then applied to the exposed joint, creating a robust bonding layer for the subsequent materials. Next, a geotextile layer was installed to reinforce the joint, enhancing its resistance to environmental stress and potential cracking. Over this, a high-performance waterproofing membrane was applied to provide a durable and impermeable barrier against water infiltration. Finally, a continuous concrete patch was used to cover the waterproofed area, ensuring the joint was level with the surrounding asphalt and seamlessly restoring the surface. The Importance of Waterproofing Cold Joints Cold joints represent a natural weak spot in the construction where two concrete pours meet. Without proper treatment, these areas can allow water to seep through, potentially leading to structural damage, interior moisture issues, and costly repairs.
