The centralization of major economic activities in Lagos continues to make Lagos a perfect destination to do business. Unfortunately this growth may have been stifled by poor economic policies and political instability. But the prospects still remain. With migration into Lagos increasing with over 86 people moving in every hour, real estate will continue to thrive due to these numbers, and it makes it a prime location where investors can see high yield in returns within a short period of time. In Nigeria, there are many factors that influences real estate investments. These factors can determine your profit and loss when investing in real estate. But I'm going to be discussing just 3 today, and they are as follows: 1. Location Location is a crucial part of determining the success of your real estate investment. In Nigeria, there are many states and different settings to the locations. Real property in an urban area will influence higher prices than in rural ones. So, pay attention to the location if you want to profit from real estate. 2. Population and Demographics The population of people in a location mostly determines the prices of a property. When there is a high demand for property by the people, the value of the properties also will be higher. This is why one of the best locations you can start real estate in Nigeria is Lagos due to the high inflow of people. The higher the population, the higher the scarcity rate of landed properties in the location. The scarcity rate leads to more income for investors in that same location. 3. Development Level Another basic thing that affects real estate in any state in Nigeria are infrastructure and property development. Infrastructural development in a location includes good road network, constant power supply, street lights, the number of companies and businesses, drainage system, security, and other major infrastructure. For example, real estate in Lagos, Nigeria, will experience more growth due to the different infrastructural developments compared to other states in Nigeria. Again, an area might not be so developed, but might show good promise for development in the nearest future. This would shift the prices up significantly when any property in the area is placed on the market. A very good example are Lands in Epe, Lagos. Buying a Land in Epe is a smart move because the area shows very good signs of development in the nearest future. Ibeju-Lekki axis is a location in Lagos today that has the most developments coming up, and as you know, developments attracts employment opportunities, which means people will be needing homes around these developments. #realestateinvestment #nigeriarealestatemarket #realestateinvesting #epelagos

The average price per square meter for residential property in Lagos, Nigeria, can range from around 300,000 to 1 million Nigerian Naira, and it is influenced by various factors such as location, proximity to amenities, infrastructure development, and the overall real estate market conditions. Areas like Ikoyi, Ogudu, Victoria Island, and Lekki are known for higher property prices due to their prime locations and upscale amenities. On the other hand, suburban areas like Ajah, Epe or Ikorodu may offer more affordable options. Consulting with local real estate experts can provide valuable insights into current market trends, potential investment opportunities, and expected returns on property purchases in Lagos. Conducting thorough research on property listings, comparing prices in different neighborhoods, and considering factors like future development projects can help you as a prospective buyer make informed decisions when investing in residential property in Lagos, Nigeria. #trivaltuesday #realestatenews #lagosnigeria #antonandpearl #didyouknowfacts

From Dreams to Tapping into Real Estate Through Musha For generations, the aspiration of owning land or a home has been central to the Nigerian dream. We’ve grown up hearing stories of people becoming "landlords" and "property investors," and for many, this is the ultimate symbol of success. However, getting there hasn’t always been easy. Stories abound of individuals who tried to break into the real estate market but returned with disappointment rather than the anticipated returns. One major barrier to entry has been the high cost associated with purchasing real estate, especially in urban areas like Lagos, Abuja, and Port Harcourt, where property values have skyrocketed. According to the National Bureau of Statistics, the average cost of a 3-bedroom apartment in Lagos surged by over 20% between 2020 and 2022, putting home ownership out of reach for many average Nigerians. This is where Musha steps in as a game-changer. We are reshaping the narrative, providing everyday Nigerians with a simpler and more affordable path to real estate ownership and investment. Musha empowers individuals by lowering the entry barrier, enabling users to invest in property with the lowest minimums available on the market. Whether you have N10,000 or N100,000 to start with, Musha offers you a chance to be part of Nigeria’s booming real estate sector. Why is Musha Important for Nigeria? The real estate market in Nigeria has been valued at over N7 trillion as of 2023, with the demand for housing continuing to rise due to rapid urbanization and population growth. However, for many years, participation in this lucrative market has been limited to a select few with access to large capital or industry knowledge. This has left many Nigerians on the outside looking in. Musha is an essential innovation that makes real estate accessible to everyone. Musha bridges the gap by providing tools that allow you to: - Save toward purchasing property - Invest in real estate at fractional levels, so you don't need millions to start - Monitor real-time property values and trends Access new opportunities across Nigeria’s major cities with Musha #musha #mushahouses #mushalandlords #propertyinvestment #mushaapp #realestateapp #housingapp #instantlandlordapp
