The Importance Of Maintaining A Traditional Water Heater Maintaining a traditional water heater is crucial to ensure it operates efficiently and lasts as long as possible. Regular maintenance can prevent unexpected breakdowns, save energy, and reduce utility bills. Engaging a professional plumber for this task is essential, as they have the expertise and tools to perform thorough inspections and necessary repairs. Professional maintenance of a traditional water heater involves checking the anode rod, flushing the tank to remove sediment buildup, and inspecting the thermostat and pressure relief valve. These tasks help to prevent corrosion, improve heating efficiency, and extend the lifespan of the unit. A professional plumber can identify potential issues early, such as leaks or worn-out parts, and address them before they lead to costly repairs or replacements. DIY maintenance, on the other hand, can be risky. Incorrect handling of the components, especially the gas or electrical connections, can lead to safety hazards such as gas leaks, electric shocks, or water damage. Moreover, improper maintenance can void the manufacturer's warranty, leaving you responsible for any repair costs. Water heater maintenance is a necessity. Don’t think this message is just for commercial properties. It’s also meant for single family homeowners. The type of maintenance depends on the type of equipment (check the operations and maintenance manual for the equipment), but in general, here are the main things a qualified professional should be doing to improve longevity of the equipment and maintain your hot water systems at peak performance: * Hire a qualified plumber for maintenance. Manufacturers often list approved vendors on their website. When in doubt, call the manufacturer * Ensure the temperature is set to a safe and reasonable level (e.g., 125 degrees Fahrenheit) * Keep the equipment clean * Ensure proper ventilation * Replace filters according to the manufacturer's recommendations (if applicable) * Drain the tank(s) at least annually and clear out sediment. Do so more frequently if there is a lot of sediment * Ensure there are no leaks or corrosion * Check electrical components for signs of wear or damage * Listen for irregular noises during the operation of the unit * Ensure the floor is pitched properly and the floor drains are operable * Ensure the pressure relief valves are functioning periodically * Ensure pipes are insulated to minimize wasted energy * Replace the anode rods as needed (typically every one to five years but varies - i.e. NYC water doesn’t require you change as often as other locations), depending on the water type and the quality of the anode rod installed. These are sacrificial components that are intended to be replaced * Replace the neutralizers (if applicable) * Keep the igniter clean and ensure it is operational #PropertyManagement #WaterHeater #NYCPropertyManagement #NYCRealEstate #ChoiceNYCompanies

As I tackle some costly repairs to fix a hot water and gas leak under my house, it’s a reminder of how critical proactive maintenance is. Plumbing and gas issues don’t just show up overnight; they build up over time, often silently, until they demand immediate attention. Looking back, here are some ways I could have minimized the risk of this happening: 1. Regular Inspections: An annual plumbing and gas inspection can be a game-changer, catching small issues before they become major problems. 2. Leak Detection Systems: These systems alert you to leaks early on and can even shut off the water supply, reducing damage and repair costs. 3. Pipe Insulation: Insulating exposed pipes protects them from environmental wear, extending their lifespan. 4. Routine Gas Line Checks: Regular inspections of gas lines ensure connections and fittings are secure and help detect early signs of corrosion or wear. 5. Water Pressure Management: High water pressure stresses pipes, leading to leaks. A pressure-reducing valve keeps pressure within safe limits. 6. Water Softening for Hard Water: Hard water can cause mineral buildup in pipes, increasing the risk of leaks. A water softener can help keep pipes in good shape over time. If you’re looking to take these preventative steps, Everflow Supplies Inc. carries everything a plumber needs at your local wholesaler—from inspection tools to pipe insulation and more. Investing in quality materials upfront can keep your home’s systems running smoothly for years to come. #Plumbing #Maintenance #HomeRepair #PreventativeCare #Homeownership #EverflowSupplies

Do you know the heart of your buildings mechanical system? The Boiler! As a property manager, you know that a well-maintained building keeps everyone happy and running smoothly. But have you ever considered the importance of the boiler? This Boiler is the lifeblood of your mechanical room, responsible for providing consistent heat and hot water to your entire building. Imagine this: It’s mid-winter, temperatures are dropping, and your building’s heating system suddenly stops working. You start getting urgent calls from tenants—no heat, no hot water. As a property manager, you know this is bad news. After a quick inspection, it becomes clear: the boiler has failed. The likely culprit? Neglected maintenance. Over time, sediment build-up, corroded pipes, or worn-out parts can lead to boiler breakdowns. When the boiler isn't regularly serviced, these issues go unnoticed, slowly compromising the system's efficiency until it simply can't keep up. The consequences? Unhappy residents, emergency repair costs, and potential safety hazards, especially if there’s a risk of a gas leak or boiler overpressure. You might have to call in emergency HVAC services, which not only comes at a higher price but can also take time to fix—leaving your building without heat in freezing conditions. The Solution: Regular maintenance would have caught this early. By scheduling routine inspections, PML Professional Mechanical Ltd. can identify potential issues like mineral build-up, leaks, or worn components before they cause system failure. PML Professional Mechanical Ltd. will replace parts, and ensure the system is running efficiently preventing costly breakdowns and keeping everyone warm and safe. Don’t wait for disaster to strike—be proactive with your boiler’s upkeep and save yourself from those midnight emergency calls! #HVAC #BoilerMaintenance #PropertyManagement #StrataManagement #BuildingEfficiency #PMLProfessionalMechanicalLTD #teamwork #mechanical
