How do you make your Historic building cosy without ruining its charm? Officially now in Autumn – with summer seemingly bypassing us altogether – are you already feeling the chill in your historic home or building? If you are wondering: ‘Can I just add more insulation?’ Unless its an extra jumper, you need to approach insulation with great care. Historic homes were built with natural, breathable materials. Adding modern, non-breathable insulations like cement & modern insulation could cause serious damage – condensation, mould, dry rot and even health issues for both your building and its occupants. So, how can you stay warm while preserving your building’s historic charm? We take a holistic approach to assess where the biggest thermal improvements can be made with the least visual impact. Here are some key areas to consider: Upgrade the roof – It’s cost-effective and often hidden from view. Reduce draughts – Draughts cool down your space like a breeze on a summer day. Reducing draughts will increase comfort. Curtains, shutters, and secondary glazing – Classic solutions with modern comfort in mind. Floor – if you have suspended timber floors, airtightness and insulating could make a huge difference. Warning: Insulating old stone walls? Be careful! Improper insulation could lead to dampness, mould, or even dry rot. If you increase the airtightness of your house / building, you MUST add ventilation. If Codes Were Different, What Would You Do with an Empty Office Building? The challenges of converting a commercial space to a residential one is a complex maze of obstacles made up of laws, codes, and eligibility requirements. From zoning laws, parking laws, and NY State multiple dwelling laws to codes that state living areas cannot extend more than 30’ from a window, and windows located on an interior lot line cannot be used for light and air without a light and air easement with the adjacent lot. There are also provisions, including one that limits residential floor area (FAR), to 12, for buildings constructed after the enactment of the 1968 NYC building code. This DEEP ENERGY RETROFIT & AGING IN PLACE project was the vision of our 80+ year old Clients. You could ask why do this at your age. The answer is, because they care. They told me what a challenge it was to convince Fortis Gas that they wanted to disconnect completely. They were finally successful in disconnecting the gas and there will be absolutely no fossil fuels on this project. We also upgraded the building envelope to a nearly Passive House level, and have chosen all electric systems for heat, hot water, and appliances. There are so many amazing things to talk about on this project. If you are curious, feel free to reach out. This was such a great event! It was so inspiring to see the interest in deep retrofits among members of the Homebuilders Association Vancouver (HAVAN) and how proud the design and construction teams were of this project in West Vancouver. What makes Erica Wolowidnyk, Barbara Silverthorn EA and Bradley Jones industry leaders isn't just their contribution to the project, but their willingness/desire to share their insight and lessons learned with others. This is an essential ingredient in how industry matures and evolves. Can you believe that this 1929 home started with an airtightness of about 14 ACH and is coming in at somewhere around 1 ACH now!? This is quite an accomplishment for a home with as many inside and outside corners as this one. The owners also made a very important decision to disconnect the gas supply to the home and will now have an #electric #heatpump for heating and cooling. But this deep #retrofit isn't just about #energyefficiency and emissions reductions. It's also about aging-in-place. And that's the secret recipe for scaling up deep retrofits .... the more benefits you can throw into the retrofit project, the more likely it is to proceed.
