You've heard us on this topic before and now nearly two-dozen real estate, housing and nonprofit organizations have written a letter to Congress and the Biden administration urging them to address the issue. We're talking about the impact rising insurance premiums have had on affordable housing projects nationwide. “The volatility in the insurance market … hinders the ability of housing providers to deliver the housing that is so desperately needed,” the National Association of Home Builders and the National Multifamily Housing Council, among others, wrote. You can read the letter below. The pain landlords are experiencing hasn't been easy to watch. In just the past three years, affordable housing communities have seen annual premium increases ranging from 30% to 100%. The letter sent to legislators and policymakers doesn't stop at pointing out the problem; it also offers a range of potential solutions. Among them: creating a federal backstop for catastrophic coverage above an established dollar amount threshold, in the way terrorism and flood coverage work. We think that idea has definite merit, as do others under consideration. Now if Congress and the administration would just stop pondering and start doing something, because relief for the affordable housing world cannot come soon enough.

Sometimes we make a conscious decision. Should we do good or slip into the Oreo comfort zone? I feel that way about protecting affordable housing projects. Yes, I'm happy to help with properties across the CRE world. But there's something different when a deeper purpose is in play. Affordable housing is one of those areas. Protecting the people and communities that need it most. Shelters, transitional housing, workforce communities, senior living, these projects aren’t just buildings. They’re lifelines. When you’re working on something that impacts lives, you want to know that it’s safeguarded against the unexpected. And that’s where insurance steps in, providing a safety net so that your mission to create affordable housing can move forward without unnecessary setbacks. If you’re developing affordable housing, what’s your true goal? Is it just about making money, or is it about ensuring a future for families in need? Are you working on a project with deeper purpose? Share your organization and vision in the comments. #AffordableHousing #PurposeDriven #PropertyInsurance #CommunityBuilding #CRE _____ 💡 I'm Jeremy Goodrich.
