Citrus Villa Affordable Apartments for Seniors Set to Open REAL ESTATE: $11.5M Chula Vista Project Designed with Revitalization in Mind By Ray Huard CHULA VISTA – An $11.5 million downtown Chula Vista apartment building for low-income seniors, Citrus Villa, was designed by Studio E Architects with an eye toward the city’s revitalization of Third Avenue. Expected to open by the end of the year, the three-story building, developed by Interfaith Housing at 178 Third Ave., has 58 apartments in a mix of studios, one-bedroom and two-bedroom apartments ranging in size from about 423 square feet to about 835 square feet. An adjacent seven-story apartment building, Congregational Place, also designed by Studio E, is under construction by Retirement Housing Foundation with 56 apartments and is meant to complement Citrus Villa in its appearance, said John Sheehan, a principal with Studio E. “There will be this little senior enclave between these two projects,” Sheehan said. “It will be a very interesting and vibrant corner.” Citrus Villa takes its name from the lemon groves that once grew on the site. “The site is not in, but a block away, from Chula Vista’s historic core on Third Avenue,” Sheehan said. “Part of our design was trying to recognize that we’re that close and we are in walking distance to that and be part of that energy and revitalizing effort.” The design of Citrus Villa does that partly with large storefront windows and an arcaded entrance along the ground floor that mimic the business storefronts along Third Avenue, Sheehan said. At the same time, the shape of the building is a nod to the nearby neighborhood with what Sheehan said were “dingbat buildings,” popularized in the 1950s and 1960s in Southern California and elsewhere. The calculation of floor area for a rectangular plot is straightforward: Floor area in sq units = length (in units) x width (in units). The commonly used units are feet, yards, and meters. Three primary measurements are commonly used to describe floor area, especially in relation to apartments: carpet area, built-up area, and super-built-up area. Among these, the carpet area is particularly significant, as it directly indicates the usable space available to end users. Carpet area signifies the space where a carpet can be laid out, representing the actual usable area within a property, excluding the thickness of walls. Calculating the carpet area involves measuring the internal dimensions of the property. The RERA carpet area, as defined by the Real Estate (Regulation and Development) Act, includes the net usable floor area of an apartment plus the internal walls. It excludes spaces like terraces, verandas, and the size of external walls. On the other hand, the built-up area encompasses the carpet area along with the thickness of the walls. It includes all enclosed spaces within the property, such as rooms, corridors, and balconies. Calculating the built-up area requires taking into account the internal dimensions as well as the thickness of the internal walls, typically resulting in a total area that is 10-15% more than the net carpet area. The super-built-up area extends beyond the built-up area and includes common spaces, amenities, and shared facilities like staircases, lobbies, and gardens. It represents the total area a buyer pays for, including their proportionate share of the common spaces. As per RERA, the super-built-up area should not be more than 1.42 times the built-up area. Renovations increase value. Sure there are changes to your home that you can make that don’t require demos and other extensive work to be done. You could simply add outdoor living space features such as an outdoor TV, firepit, furniture, ceiling fans or go luxury and do an outdoor kitchen. There are other things you can do as well that help to add value to your home without the added stress a big project would be. Plenty were shared in an article I read. How can you make a development profit on a property or build in equity to a property in the faster possible way? I believe this can be done through adding value to a property via development, refurbishment and conversion! But what exactly can you do to add value to a property? This will all depend on the specific circumstances of each property and it all comes down to stacking the numbers accurately to see what can work for each property type in different locations; 1. Change of use – C3 dwelling to C4 HMO but adding in rooms 2. Change of use – Commercial to Residential 3.
