Redevelopment of this constrained brownfield site in Wolverhampton can now proceed after we secured planning permission for a two-storey building. Our client’s site, to the rear of Queen Street in the city centre, comprises a single storey garage structure that has remained unused since the offices occupying the Grade II listed building at the front of the site were converted to residential. It also sits within a designated conversation area. “The parameters of the site were extremely constrained, meaning residential redevelopment wasn’t a viable option,” explains our associate director, Aaron Henecke. “We recommended pivoting to a serviced accommodation scheme comprising four one-bedroom apartments, which would provide a sustainable option for short stay visitors.” Design for the newly approved building drew inspiration from a 19th Century property that once occupied the site. It includes a traditional brick façade with bay windows, timber sashes and a slate hipped crown roof. Cycle storage and a communal courtyard are positioned at the rear. Aaron adds: “In its current state, the site has a negative impact on the street scene as the garage structure offers no architectural relationship with the Grade II listed host building. With the successful outcome of this planning application, not only will the building line be restored and high quality hotel-type accommodation created, but we’ve also managed to unlock a challenging site and add immediate value to our client’s land. The building also includes a commercial unit completed to the ‘shell’ level on the lower ground floor, with associated public realm spaces around the perimeter and the provision of a temporary car park separate from the site. The construction milestone sees the building achieve its maximum height of 70 metres across 20 storeys The Build-to-Rent development is being built by Roberts Co and will comprise 702 apartments, with a mix of studios, one, two and three bedroom apartments, providing homes for over 1,200 residents. Concrete Giant's Ambitious Plan: 50-Story Tower part of three tower development on the Brisbane River! Plans are underway to transform South Brisbane’s industrial riverside into a residential hub with three towers, the largest a 50-storey tower - proposed for 14 and 19 Nott Street. Heidelberg Materials Australia, with design by fjcstudio, has filed a development application for 620 apartments across the site, along with 5400sqm of publicly accessible parkland along Riverside Drive. Located within the Kurilpa Growth Precinct, the project aligns with Brisbane City Council’s vision for increased density in the area. With a subtropical design and landscaped rooftops, the towers will cater to diverse housing needs, with nearly two-thirds of apartments offering three or four bedrooms. Incorporating nine storeys of above-ground parking and a single basement level to accommodate the flood-prone site, the development also includes 841 car spaces and 775 bike spaces. This innovative approach reflects both the challenges and opportunities of riverside development. This remarkable surge reflects key projects like the ScotiaBank Arena renovations and a major multi-structure development in Don Mills. Here are the top five permits issued in May: $500,000,000 – 40 Bay St.: This permit covers extensive work on ScotiaBank Arena, including interior alterations and additions. The project, led by PCL, involves upgrading the 100-level concourse and introducing the new MNP Pass Social Club. $168,000,000 – 1150 Eglinton Ave. E.: The tallest of the five-building One Crosstown Towers and The Crest project, this 39-storey structure is designed by Core Architects for Diamond Corp and Aspen Ridge Homes.
