One of clients' most common questions when setting budgets for prime residential projects is how much to allocate for professional fees. As cost consultants, we know this isn’t always straightforward, but it’s essential to explain the various consultants and fees that must be covered to deliver a project successfully. For high-end residential builds, the professional costs typically include architects, structural engineers, quantity surveyors, and possibly interior designers, landscape architects, and planning consultants—each playing a vital role. But here's where it gets interesting: the smaller the project, the higher the ratio of professional fees to construction costs. This is because the same level of detailed oversight and expert input is required, regardless of the project's size, which means the percentage spent on consultants can increase as the overall build cost decreases. For example, you might expect professional fees to be around 10-15% of the construction cost on a large project. This can jump to 15-20% or even higher on smaller projects. It's crucial to communicate this to clients early so they understand that investing in professional expertise ensures the project stays on track, avoids costly mistakes, and achieves the desired quality. Without this, the risk of budget overruns, delays, and compromises on design or build quality increases significantly. For a customer involved in the home construction process, here are the 5 main steps to focus on during the pre-construction phase: 1. The typology of architects who underquote is a concerning trend in the industry. Some compromise project quality for contractor kickbacks, while others lack original design ideas, resulting in unimaginative buildings lacking creativity and innovation. It's puzzling how architects quoting below blue-collar rates manage to uphold quality standards. At our firm, we prioritize fee integrity, starting at INR 50 for larger projects and up to INR 500 PSFT for homes. With our calendar booked until July, we are accepting new projects in mid-August for select premium ventures, with an average project size of 1 lakh SFT. Personal client vetting ensures a shared vision and harmonious project journey. Collaboration with mutual admiration is key to navigating challenges gracefully. Ever wondered what question we as architects get asked the most by clients? Well it's not about our favourite design style, or the best building we've worked on. On most projects, once we've had an initial chat with the client, the next question is: How much is it going to cost? 💷 Now as architects we should have a good idea about costs based on experience and recent projects. However, if a client wants an accurate cost, then they need the expertise of a Quantity Surveyor/Cost Consultant as this is their specialty. Why you may ask? Why pay out another fee? Well every project is completely unique, sites vary, specifications vary and therefore costs can vary hugely. Although we can give you an estimate (normally based on floor area) if you want something more accurate, that's not going give you a shock later on, we'd suggest getting a cost plan done. Spending a few hundred pounds early on may save you thousands due to not having to do a redesign for a project that was never viable in the first place. #architects #costs #quanitysurveyor #constructioncost #architecture #mostasked
