Anglicare's latest research shows that rental affordability is now at crisis point, with virtually all rental properties in Sydney unaffordable for essential workers. Early childhood educators, hospitality workers, cleaners, nurses, ambulance officers and other essential workers play a critical role in our communities. Access to safe, secure and affordable housing is a fundamental human right. Anglicare is calling for a raft of strategic initiatives including a commitment by the NSW Government to increase the social housing stock by 5,000 new homes every year for a decade, implement a range of measures to protect private renters to ensure some security of tenure and consider a range of zoning and planning measures to accelerate and streamline construction. “This is an opportunity to make change on an issue which is driving long term financial hardship and poverty. Sydney can’t keep losing 36,000 of its best each year, driven out by unaffordable housing and cost of living. The outflow is almost certainly comprised of young people and families looking for cheaper housing and better jobs. Among them are tradies we need to build housing. We can’t lose these skilled workers. If this continues, Sydney will become a city of grandparents living in valuable real estate or, as NSW Productivity Commissioner Peter Achterstraat AM FAICD(Life) has been warning, a city without grandchildren. We are also losing businesses. In 2022-23, 1195 NSW businesses moved out, an estimated 110 from the Sydney CBD. And according to our NSW Business Conditions Survey, in March, 18 per cent of CBD businesses were considering relocating to another state or territory and 19 per cent were considering closing. Comment: Inclusionary Zoning requiring all residential developments to provide a substantial portion (i.e., 20%) of all residential units be affordable to workforce, moderate and lower income is the ONLY mechanism that will actually increase the supply of housing. Everything after Zoning is triaging the limited supply.

BC Government Pressures Burnaby and Langley Township to Meet Transit Hub Density Requirements by October 31 🚈🏗️ The B.C. government has given an ultimatum to Burnaby and Langley Township to meet new housing density requirements near transit hubs by October 31, 2024. The directive mandates zoning changes for developments up to 20 storeys near SkyTrain stations and up to 12 storeys near bus exchanges, as part of efforts to address the housing crisis. Both cities have raised concerns about the impact on local planning and the potential increase in land values, which could affect the development of community amenities. Despite these concerns, the province insists that these measures are essential for sustainable growth. Melbourne is growing exponentially, now housing the highest population in our nation. We can't keep adding new dormitory suburbs on the outer fringe outpacing critical infrastructure. While it has been stated before, we urgently need to focus on higher density development in our "middle ring" suburbs around existing amenity and public transport. This will require radical planning reform involving state and local governments to overcome planning application delays and provide necessary resources to fund new strategic land use outcomes. New housing is only achievable with a 21st century planning framework to keep up with our burgeoning population and it's needed now.. #theage
