For those interested in the progress the Renters’ Rights Bill is making through the House of Commons, you may be keen to read the latest update from the NRLA. The NRLA write that the Committee concluded its deliberations on 5 November and the Bill now moves to the report stage, where MPs will discuss amendments and new clauses. The third reading will follow shortly after, and once completed, the Bill will have completed its passage through the House of Commons. The Government is pushing forward with Renters Rights' Bill which entered the committee stage yesterday. Over the coming weeks it will undergo legislative scrutiny with evidence being given by a variety of experts, stakeholders and the public. 🔔 Renters’ Rights Bill set for Parliament this week.... Ministers are expected to bring the Renters' Rights Bill for its first reading. A ban on no-fault evictions has long been promised but repeatedly delayed, with the previous Conservative government running out of time. At the heart of the bill is a ban on Section 21 evictions. Section 21 evictions are used by landlords to evict tenants with two months’ notice and without any reason needing to be given. It is understood that ministers would seek to enact the ban immediately after the bill became law - rather than waiting to check whether the court system would be ready to deal with new cases , as the previous government proposed. The last government warned that getting rid of no-fault evictions will increase pressure on the courts, as landlords will need to go through a legal process to regain possession of their properties when they have legitimate grounds to do so. Will this help or hinder an already struggling court system.....

RENTERS RIGHTS BILL - LATEST NEWS Have you been following updates on the Renters Rights Bill? The Renters’ Rights Bill, which will end section 21 'no fault' evictions, had its second reading in the House of Commons last Wednesday. Let's take a closer look at what was discussed. 👉It is believed amongst some that gridlock will be caused in the justice system with lengthy delays as landlords and tenants going against each other in protracted litigation. 👉The Housing minister Matthew Pennycook said that he recognises that landlords need a reliable and efficient county court system to ensure that they can quickly reclaim their properties when appropriate, and that we need a well-functioning tribunal process to resolve disputes in a timely manner. 👉There was discussion around greater investment being needed if there is to be amicable and correct dispute resolution over evictions. 👉Housing minister Matthew Pennycook said most tenancies end without court action being needed and it would ‘plainly be wrong to assume that all evictions that presently occur following a section 21 notice will in future require court proceedings under section 8 grounds’. 👉Housing minister Matthew Pennycook also said that the bill will reduce the number of arbitrary evictions. What next? If we are too see tangible progress with the bill, the housing department must work closely with colleagues in the Ministry of Justice to ensure improvements are made. To do this, all options must be explored for alternative dispute resolution so that only cases that need a judgment come to court. #rentersrightsbill #houseofcommons #billpassage #landlords #tenants
