“The #Mortgage Bankers Association said it supports #FHA’s proposal to allow #rent from #boarders in a #primary residence to inform mortgage borrower #underwriting but wants #additional clarification on the #rule. #MBA wants #FHA to #clarify whether #lenders would have to #keep additional #borrower reserves on #hand for #loans involving #boarder income. It #cited a mortgagee #letter on #accessory dwelling unit #rental income that #requires lenders to make sure #borrowers kept at least #two months of #principal, interest, taxes #and insurance payments in #reserve. “Given the #potential variability and #risk associated with #boarder income, similar #clarity around #reserve requirements would #enable lenders to more #confidently serve this #type of mortgage #applicant,” MBA said. If #FHA moves #forward with the #proposal, MBA continued, it #should monitor the #practice of using #boarder rental income during #underwriting to #see how that #impacts future loan #performance.
