The purpose-built student accommodation (PBSA) sector has undergone rapid expansion in recent years, driven by a growing global student population and increasing demand for high-quality accommodation near universities. Investors should consider university towns for top yields... For traditional buy-to-let landlords who might not prefer student tenants, one advantage of investing in a popular university town is the broader tenant pool, as many graduates and young professionals choose to live in these areas. High demand can increase rental yields, and new research from Paragon Bank found that 13 of the Russell Group’s 24 universities are among the top 15 highest-yielding university towns and cities. The Best University Towns for Investors: The study examines not only student accommodation but also how all privately rented homes perform in terms of rental yields. According to Paragon, Stoke-on-Trent (north of the West Midlands) ranked first, with landlords achieving average yields of 9.43%. This data, based on rental offers over the past two academic years, showed landlords earning an average annual rental income of £13,860. Stoke serves two major universities—Stafford and Keele—and is a thriving business hub with plenty of job opportunities, boosting tenant demand. Liverpool came in second, with an average rental yield of 8.93%. Paragon’s data showed the average property valuation in Liverpool at £295,722, with landlords earning an average annual rental income of £26,409. Other top-yielding university towns included Edinburgh (8.23%), York (8.12%), Coventry (8.08%), Cardiff (7.94%), Nottingham (7.88%), and Leeds (7.87%). Deciding on Your Next Investment: When deciding on an investment, it’s essential to consider both rental yield and potential capital appreciation. Other factors may also influence the decision, such as proximity to the landlord’s home, affordability, and the target tenant type, whether students or otherwise. Focusing on "up-and-coming" areas is a common strategy for long-term investors. These areas are often slated for regeneration or redevelopment, especially with planned transport improvements. Many investors are now keen to future-proof their investments, with a growing emphasis on energy efficiency. As the private rental sector moves towards stricter energy standards, investing in new-build properties can help avoid future compliance issues. Neil Smith, Head of Surveyors at Paragon Bank, said: “Portfolio landlords usually have in-depth knowledge of local student markets, often knowing the prime areas and even specific roads that offer strong, sustainable student rental demand. With the demand for university places expected to rise over the next few years, the need for student accommodation will increase.” While Purpose Built Student Accommodation (PBSA) will meet some of this demand, traditional student housing provided by private landlords will remain a significant part of the market.
