The timber at Paradise is looking great in the recent sunshine, and the final phase visible here shows the hybrid nature of the structure on site. This is something we’re often asked; is Bywater a ’timber only’ developer? The answer of course is we’re striving for an optimum balance between lowest achievable carbon and commercial viability and that inevitably means an approach that is both holistic and hybrid; using the optimum material in each circumstance to achieve the overall best possible outcome. At Paradise we had to accept a concrete core but have used low carbon concrete and have used more steel at upper levels to meet the demands of façade and fire strategy. We’re not ‘timber only’ but ‘timber-led’ – seeking to deploy the carbon advantages of timber where it has greatest impact as part of a considered holistic approach. I’m seeing a lot of posts on Mass Timber structures. Doesn’t Mass Timber mean more timber? I mean, if someone says, “We’re going to build a MASSIVE timber building,” it doesn’t sound like they’re planning on using just a couple of toothpicks and a popsicle stick, does it? But here’s the thing—there’s a bit of irony here, like ordering a jumbo shrimp. Mass Timber is actually supposed to be a “more sustainable” way to use wood. They say it’s all about using fewer resources and saving the planet. But let’s think about this: isn't that like saying you’re going to “massively” cut down on carbs by only eating giant loaves of bread? Meanwhile, over here in the land of cold-formed steel, we’re wondering why we’re not getting the same press. Steel is 100% recyclable, it doesn’t rot, and termites think it’s the worst snack ever. It’s like the superhero of construction materials—strong, durable, and doesn’t need to apologize to trees every time we build a house. So, next time you see a post raving about Mass Timber, just remember: you have options.
