There's a need for a DMM If you're running remote, unmanned, or virtual self-storage operations, you might need a District Manager of Maintenance. For years, District Managers have been the way, and it's a structure that most have adopted for large portfolios. But just like store managers their role has evolved. With today's technology, District Managers should be able to do so much more. But their time is finite. One necessary drag that pulls their attention is physical site visits. Of course, they should still visit sites, but unnecessary windshield time kills high-level oversight, especially if no one is there to meet with them. The highest and best use of their time isn't jumping from site to site. So let's get them some help. Maybe it's time we design a role for a District Manager of Maintenance. A specialized role whose only job is quality control.

Chicago’s Changing Market for Maintenance Technicians Chicago's maintenance technician market is shifting fast. While long-term stability used to be the norm, today’s average job tenure has dropped to just 1.3 years. Many hiring managers still look for candidates with three or more years per job to ensure reliability, but rapid tech growth and budget constraints mean that some technicians are falling behind on skills, particularly in automation as not every company can afford the new tech. But they are reliable, right? "We like the candidate; he is reliable but lacks skills in X. Therefore, we would like to offer him 15% less than what he is currently making, with the potential to earn more in the future!" Well, in 3 months this person will receive a call from a recruiter who will offer him a 20% pay rise and we are back to square one. Everyone is looking for a "perfect fit", but a "perfect fit" has high expectations. Some positions have been open for up to three years because employers are waiting for someone who’ll agree to the same rate their current staff is earning. Meanwhile, they’re signing contracts with service companies at double the cost just to get their equipment repaired and maintained - Well, I believe this is a slight disconnect here. In the face of rapid technological growth and rising qualifications, the question remains whether maintenance technicians in Chicago are being compensated fairly. Metrics in a field service environment. More and more, management uses metrics to determine how well their team of technicains are performing and rate them based on the numbers equated by these metrics. This can be successful if your team of technicians is a group of programmed robots and not human beings. Too often I have experienced ratings of myself and others being based on some unachievable number set forth by someone who has never “turned a wrench”. The difference between a good technicians and others is that we are problem solvers. We don’t just fix things, we want to know why it failed in the first place. When you are against the clock so to speak (metrics numbers) management ends up in an endless cycle of problematic issues that never get resolved because the root cause is number discovered. Let your technicians go! The ones that take longer and give you results are your top ones. Those that take longer and ask questions along the way are those that you want to help because they will one day be a part of your top technicians. The ones that take longer or just fix the issue are the ones that you may want to consider replacing. No metrics involved.
