The Consortium of Associations in the South East (CASE) have commissioned research to understand housing need ahead of the next general election. The report highlights a concerning shortfall of 1.2 million homes over 10 years, 80% of which represents the need for social tenures. This includes a particular #socialhousing need in the South East. Hello David Janetzki , I encourage you to consider moving towards #ratesequity in Queensland. State Property taxes and local authority rates on property are generally charged at different levels depending on the use of the property such a residential, Airbnb, commercial, industiral, farming etc. This punishes hardworking businesses that employ people and grow the economy while pushing residential house prices higher. Developer contributions to new developments are too high and discourage investment. One solution is to combine most of the developer contribution cost into a single uniform property tax and local council rates charge applied to all property. https://lnkd.in/g8pTRR_2

Minister here are 5 things that you can do that will help build more homes: 1. Talk up the private companies that develop and build homes. Government is not going to build 1.2 million homes in 5 years. Only the private sector will do that. 2. Invest more Commonwealth funds into enabling infrastructure delivered by the state governments. A house isn’t a home if you can’t turn the lights on, water doesn’t come out of the tap or flush the toilet. 3. Incentivise states to reform Stamp Duty taxes. A tax on moving into a home is a shocker but states can’t do it unless you help them. 4. Genuinely assess the use of Federal Government owned land and determine if that land can be repurposed for housing. 5. Set up regular industry meetings with the organisations that build and develop homes. It’s a dynamic market, as feasibility of projects change with economic conditions so must Government policy settings. Being a good listener makes you a better policy maker. Lots of businesses want to as you say ‘build more homes’ but they operate in a system that makes that hard. These 5 things are a great place to start making it a little bit easier…
