Are roof coatings really all they’re cracked up to be? To avoid becoming a casualty in the unscrupulous roofer’s gold rush, you need to understand these 3 things: 1. Not all systems are created equal. Many distributors are relabeling mid-grade products to take advantage of the coatings trend, but have very little history or track record with coatings. Can your contractor point to completed projects that are still performing well after 20 to 30 years? 2. Is your contractor proposing a coating, or a system? A successful coating restoration must be a complete system designed and tested for the specific type of roof in question. It will include the removal of all previous products on coatings. Thorough cleaning and surface prep, primer, special reinforcement of all seams, terminations and fasteners, and a long term UV resistant top coat. 3. A successful coating system is 20% product and 80% installation. Make sure your contractor has been trained and certified by a reputable coating systems manufacturer, and will implement a thorough cleaning and surface prep process. If you follow these 3 rules, a coating system can be a great asset and save you many thousands of dollars in replacement costs. Crack sealing involves applying a sealant to cracks on the pavement to prevent water and other particles from seeping in and causing damage. This cost-effective method can extend the life of the pavement by several years. Roads that have been crack sealed can be reopened to traffic almost immediately with the use of a de-tacking agent. To ensure the best results, crack sealing should be done in the spring or fall when cracks are neither too open nor completely closed. It is important to be cautious not to apply too much sealant or create drips and puddles during the process. Another Coating Catastrophe! Client calls asking for a second opinion on a new coating system that was just installed 2 years prior by another vendor. Numerous active leaks reported, and by walking around could easily tell the insulation was wet/soft. Turns out, this coating was installed over a failing TPO membrane, where the surface of the existing membrane was starting to break down and expose the scrim fibers. No moisture scan completed, no adhesion test conducted, only a material warranty was provided. Moral of the story, coatings are NOT always going to be less expensive alternative to installing a new membrane system. In fact, it could wind up costing more money down the road. Due diligence and proper planning is imperative to ensure the new roof being installed is the correct solution, regardless of the system! Space, the final frontier... Well, not space as such. But spacing requirements are by far the biggest issue which crops up multiple times every single day on new build and refurbishment sites alike. Spacings alone are the single most cause of an installation been rejected as compliant, against the product manufacturers tested details. The installation of passive fire products require that the spacings between services are a minimum of 100mm, as per BS EN1366 testing. There are some product test data which can reduce the required spacing, eg. putty pad, ablative batt patress seals, etc. but these vary by manufacturer. The cost of a simple direct to wall mastic seal is a few quid.
