This was a very complex transaction, one of the hardest SBA transactions that we’ve closed in this office. We had a good set of borrowers purchasing a retail building on Larchmont. The purchase price was $3.1MM and they were trying to get max leverage. The property was going to be used by themselves which would normally be an SBA loan, however, every bank and SBA dept that we contacted felt that they were more in the renter business where they buy properties and manage them, they felt that this was an investment property instead of an owner user property and were defaulting the loan at 40% LTV or $1.2MM instead of 85% LTV. We had to work with the borrowers, create a new entity and new business, explain to the bank and the underwriting team how they were going to use this business, and eventually we got them 85% leverage on an SBA 504 program. The initial loan was 50% at 7.75% on a 5-year ARM at a 10-year term, the SBA portion was 35% at roughly at 6.44%. we went through 15 lenders and funded and closed in 45 days.
