I just spoke with a quantity surveyor about minimising the risk of programme delays and budget overruns. I shared that in my experience the number one predictor is getting the design right up front. Here are five points I suggested they consider as they plan their facade construction: ➡️ External Facade Clashes Avoid interference between brackets and external features like rainwater pipes and balconies by planning coordination early. ➡️ Accurate Load Calculations Ensure load paths are correctly analysed to prevent issues. Using generic loadings will create problems further down the line. ➡️ Fire Barrier Integration Integrate fire barriers into the design early to avoid last-minute adjustments. ➡️ Addressing Corner Challenges Corners pose challenges due to concentrated loads. Pre-emptive design strategies such as ensuring you have enough substrate to fix to and making sure the load can be transferred without additional steelwork can mitigate risks. ➡️ Downstands and Upstands Introducing these early in the design process creates more space for façade fixings, simplifying the installation. Get these five right early on, and you'll see projects continue through the process with limited re-work or re-design. What else would you add?

Minimising the risk of programme delays and budget overruns starts with getting the design right from the start. The key to success often lies in meticulous upfront design, particularly when dealing with facade construction. Recently, we engaged in an insightful conversation with a quantity surveyor and several critical factors emerged including addressing Corner challenges. Why Corners are Challenging to Design in Masonry Support —> High Load concentration: Corners often experience load concentrations. Make sure they have been designed properly to prevent cost issues and programme delays. —> Lack of available fixing: Check you have an appropriate substrate to fix to. If you don't expensive secondary steelwork will be required. —> Load Transfer: Transferring loads through corners correctly without the need for additional steelwork or reinforcements requires precise engineering. Oversights here can lead to increased costs and delays. What approaches do you take to manage these challenges effectively and keep your projects on track?

Construction tip alert🚧 Dear Builders, Architects, and Engineers, As we work tirelessly on site, it's crucial to grasp the significance of lap length in reinforcement bars. With an average bar length of 38-40ft (approximately 12 meters), laps become inevitable to achieve the desired length. But why is lap length so vital? 1️⃣ Load Transfer & Preventing Failure: Adequate lap length ensures seamless load transfer between bars, preventing premature failures in columns. 2️⃣ Enhanced Bond: A sufficient lap length promotes a strong bond between concrete and rebars, fortifying the structural integrity. According to British Standard BS 8110, lap length should be 50 times the bar diameter. For instance: 12mm bar: Lap length = 50 x 12 = 600mm 16mm bar: Lap length = 50 x 16 = 900mm ⚠️ However, Various factors like design codes, concrete strength, structural loading, and bar diameter influence the lap length. When lapping bars of different diameters, it's advisable to use the length of the larger bar. 📏 Ultimately, consulting a structural engineer is the safest bet. Their expertise ensures adherence to proper lap lengths, safeguarding structural stability. The process of casting and preparing the reinforced concrete structural elements and then transporting to the construction site to be directly installed is a good solution that can provide fruitful results in terms of reducing the negative impacts of this environmentally harmful industry despite being costly.
