3 Ways to Find Out How If A Real Estate Agent is Skillful or Not

Imagine finding out after 4 months that your real estate agent did not even know you were required by state law to inspect a specific component of the property before you could sell it?

That's what happened to a couple who was selling their home to my clients.

We were about 3 weeks from closing and I called their agent to ask if that component had been inspected and if any work was needed, had it been scheduled?

She was confused and said, "I didn't realize that had to be done."

The sellers were furious! They ended their contract with that agent because it had just expired as we hit this roadblock. They Googled my name and called me directly.

They asked, "Could you please step in and represent both sides? We don't want to work with her anymore and you are already familiar with the transaction."

I agreed and my broker gave me permission. I stepped up and pulled double duty and got the sale closed to the great joy of both the buyers and sellers.

So ... How does someone figure out sooner that they are not working with a skilled real estate agent?

That's what this article is about - 3 ways to determine the skill level of a real estate agent BEFORE you sign a contract agreeing to work with them.

#1 Are they listening to learn and asking questions to learn?

Being attentive is vital throughout the purchase or selling process. A realtor has to be focused and patient because we have to coordinate several different people in order to complete a transaction properly.

Contrary to what some claim, every transaction is different. There are some core parts that are the same BUT people are different. Every property is unique. Every neighborhood. Every credit profile. Lending products change. Etc.

So pay attention when speaking - especially in-person - to determine if they are truly paying attention or just trying to get the contract signed.

Ask them to explain their most difficult transaction thus far. That story will tell you A LOT.


#2 Can they educate you and connect you to other experts?

No one knows everything but if a real estate agent is skillful, they should have a basic understanding of the whole process and have a network ready to address the details of each piece.

For example, my inspectors and contractors have taught me quite a bit and I use that knowledge to help my clients spot red flags in a property as we are shopping. Which is great because it prevents my clients from making an offer on houses that are not worth their time.

But when it comes to diagnosing the home's needs, we bring in the experts.

It is the same for helping sellers decide on repairing or selling as is and so many other aspects of the real estate process.

So ask them questions about how they organize for a successful transaction and see if they have a detailed process or not.

#3 Do they have a well-rounded vendor network?

This includes lenders, inspectors, contractors, insurance experts, financial advisors and more. A great real estate agent has a circle of folks ready for each step of the process, to make your life easier as you make this important decision about buying or selling property.
