Broker Conveyancing Absorbs Land Registry Fee Hike to Protect Brokers & Clients

Broker Conveyancing Absorbs Land Registry Fee Hike to Protect Brokers & Clients

By Mark Tosetti, Broker Conveyancing CEO

At Broker Conveyancing, we believe it’s essential to not just respond to market changes, but to lead with integrity and a commitment to our brokers and their clients. That’s why, when we learned of the upcoming increase in HM Land Registry fees, we made a conscious decision to ‘absorb’ those costs—rather than pass them on to the brokers and clients we serve.

What's changing?

Effective from Monday 9th December 2024, HM Land Registry will raise fees for several services by £4, an increase that may seem small at first glance but could have a significant impact on remortgage cases. For example, fees for inspecting or obtaining official copies of an individual register or plan will rise from £3 to £7, and some other services will see hikes of up to 400%. On average, these fee increases would add £15 in extra costs to each remortgage case.

While these changes are being attributed to the Land Registry's rising operational costs, someone obviously has to bear the burden. We’ve decided that someone won’t be our brokers, or the clients.

How Broker Conveyancing are helping

We know that, for brokers, keeping costs low and products competitive is critical, so we’ve made the decision to absorb these increases across our Cashback and Fixed-Price Remortgage products.

For us, this is more than just a business decision; it’s about maintaining the trust and support of the brokers and clients who rely on us. Brokers shouldn’t have to reduce referral fees or pass additional costs onto their clients in order to remain competitive. Clients shouldn’t have to face rising costs for something they have no control over. We want to protect the integrity of the entire process—while ensuring the conveyancing experience remains as smooth and cost-effective as possible.

Absorbing these costs ensures that brokers can still offer competitive products without compromising on service or profitability, and that clients can continue to access the expert conveyancing support they deserve, without additional financial burden.

Our goal is simple

Protect the broker-client relationship, maintain high standards of service, and ensure that rising costs don’t affect our broker's business or the clients they serve. I’m proud to say that we’re doing just that, standing firmly behind our commitment to absorbing the increase, so brokers and their clients don’t have to worry.

As always, we remain focused on making conveyancing simple, reliable, and affordable for all involved. And this latest move is just one of many ways we’re working to ensure that Broker Conveyancing continues to deliver real value.
