BUY WHEN THERE'S GARBAGE IN THE STREETBaron Rothschild, an 18th century British nobleman and member of the Rothschild banking family is credited with saying that "The time to buy is when there's blood in the streets."He should know. Rothschild made a fortune buying in the panic that followed the Battle of Waterloo against Napoleon. But that's not the whole story. The original quote is believed to be "Buy when there's blood in the streets, "even if the blood is your own."This is contrarian investing at its heart - the strongly-held belief that the worse things seem in the market, the better the opportunities are for profit.Contrarians, as the name implies, try to do the opposite of the crowd.They swim against the current. While the most famous contrarian investors put big money on the line, swam against the current of common opinion and came out on top, they also did some serious research to ensure that the crowd was indeed wrong. They go against the crowd but they do their due diligence and research as well. They don't swim blindly but take an educated risk.
So far, the above information is not mine but I borrowed it online.Here is my opinion regarding real estate market in Lebanon.Before being a real estate guy, for many years I was a financial advisor and investor in all kinds of financial instruments from stocks, indices, metals…etc.So I can understand what going against the market means.I also like to add a note on my own which is when a market is going down drastically, it is not the stock that went down the most that should be the most attractive one to buy but rather the one that went down the least. If a stock X managed to hold most of its ground in crisis time that means it will be the first one to zoom up when the trend changes.This is also contrarian thinking since the crowd would think differently.
How shall we apply the contrarian theory to the real estate market in Lebanon?
The economy is bleeding, the government is bleeding and is almost in a coma, the people are bleeding in many Middle Eastern countries (Syria, Iraq, Lybia, Yemen…etc. Thank God for our armed forces and security agencies maintaining security and preventing the blood to flow on the street).The news are indeed very bad that garbage is in the street.The garbage issue did a drastic blow to consumer confidence.What is going in the mind of the people is this: ' if the government is not even capable of removing the garbage from the street, what future there is there left for our country and our people?. It seems that it cannot get worse than this.But what would happen to consumer confidence if a global deal is reached regarding Syria? And it will eventually be reached.What will happen to consumer confidence if a president is elected?And eventually a president will be elected.What would happen to consumer confidence if a deal is reached for excavating our oil and gas?And eventually a deal will be reached.How do I know that?Well, welcome to Lebanon. This is part of our stupid tradition and all you have to do is look at our history? It is all about deals!And by the way the garbage will eventually be removed as part of a deal.
Now what is really happening in the real estate market in Lebanon nowadays?
To answer this question, I have to go back to my example of stock X!Despite all the bad news and the garbage, the market is doing well in the sense that prices of lands and apartments are hardly going down in most sectors.True the market is very slow but it is not really going down and there is a big difference between a slow market and a steady market.It is very slow and the number of transactions is not high due to the fact that people are confused. They are confused because they think that with cash they can get greatly discounted deals which simply they are not able to find, so they don't know how to buy anymore. They are confused and afraid and that's how none contrarians feel. They rely on their emotions and the opinion of the neighbor and the majority.Lebanon is flooded with apartments and lands for sale, true?But any seeker with experience would know that 99 pct. of what is available on the market have problems, are not good or are very expensive, even in today's circumstances.The real estate sector is holding well despite everything, so God helps us when the tide shall turn.This is true simply because of the fact of 'Scarcity of lands in Lebanon'!(Read my article: 'Why prices of lands in Lebanon will continue to go up'?I spend 90 pct of my time searching for good properties.By good properties I mean quality price wise.For me nowadays, a good property is worth 200 potential buyers believe it or not.If I find a good properties and I make some advertisement, I will receive dozens of calls per week. So finding the buyer is the easiest thing.For buyers are not stupid and are surfing the net all the time and are more expert than real estate agents in terms of quality price. They are connoisseurs by experience and I often learn from their experience.So you need to ask yourself this question:If in these market conditions it is so hard to find a good property what will happen when the trend shifts?.Transactions are slow because people are confused!They are hunting for drastically low opportunities that are just not there.These days I am managing to trigger 3 to 4 offers a month that get refused. They are simply stupidly low. No one is daring to make a reasonable offer! They will regret it when the tide shall turn!Every now and then an indebted person or a gambler throws in his property at a slaughtered price but these are rare and occasional instance where neither you nor I will be able to snatch. They will be immediately sniped by the real estate Lords who are on their guard nights and days. Thinking otherwise is an illusion
