THIS CAN HELP ME AND YOU, MR. CPA…

My name is Paul Levine, and I was a practicing Certified Public Accountant for over 50 years. Now, I am a Commercial Realtor, and I am loving it. It’s a whole new world, and my income tax education, knowledge, experience, creativity, and expertise set me apart, and I hope above the other commercial realtors out there. But I need a Certified Public Accountant to correctly and timely prepare the income tax returns for our clients because I do not want to do that anymore! I have a problem, and I hope you can help me.

When I assist my clients in purchasing commercial real estate like multifamily housing, self-storage units, and mobile home parks, I strive to get them the benefit of legally obtaining an interest-free loan from the Internal Revenue Service. How do I do that you ask; I get the biggest and best Cost Segregation Company in the United States, CSSI, to do a Cost Segregation Study. What that does is to defer tens of thousands of income tax dollars for years and years. And what most people do not know, is that you can convert ordinary income into capital gain income on the sale, saving your client 17% income taxes on a lot of income, if you perform another Cost Segregation Study when you sell the property!!!

My current challenge lies in the scarcity of Certified Public Accountants who truly comprehend the nuances of Cost Segregation Studies and Bonus Depreciation, as well as the preparation and filing of Federal Form 3115, a Change in Accounting Method. This form is necessary when transitioning from straight-line or accelerated depreciation to bonus depreciation, signifying a change in the accounting method used.

Therefore, I'm seeking Certified Public Accountants who grasp these complex topics and can proficiently prepare income tax returns for clients investing in Commercial Real Estate. Surprisingly, there's a scarcity of CPAs who truly understand the intricacies of Cost Segregation and Bonus Depreciation. In simple terms, I'm proposing a partnership where I can refer clients to you, ensuring everything is handled correctly and creatively to achieve the best results for the client. After All, our client's success is our top priority, and I believe this partnership could be mutually beneficial.

I am in Los Angeles, and I do not care where you are. We both have computers, and we can do video chats, we all can use Zoom or Google to see each other and share the screen to look at different documents. So, simply put, I want to refer business to you so that the client, our client, gets the best results. I also cannot believe how much some CPAs are charging their clients for this service. They make insane fees, and they are doing it WRONG!!! Just think what we can earn by doing it correctly!!!
