Is Commercial Real Estate thriving?

Many people today are looking at short term rentals, flips, buy and holds but many people aren't really looking at the income potential of commercial property ownership.

I remember a friend of mine went to the Sheriff's Auction, bought some commercial land on the court house steps. The price was crazy low - I seem to remember it around $5000. He then paid to have a sign made which said " Land for Lease ".

I cable company wanted to build a building on his land and they would lease that land for a 15 year lease.

So here is the question - how much effort did it take and does it take to be the owner of land while someone else has a thriving business on your land?
