Current state of global assessments, valuations & taxation...
To all of my contacts, network and those who may be in need of our innovative services. First, let me introduce myself, my name is Douglas Gurney and I have well over 25 years of experience in real estate sales, valuation, assessment and taxation. I am a seasoned professional with a great deal of experience within the Maricopa County Assessor's office in the United States and was a litigation specialist for commercial Properties. I left those duties at the beginning of 2011 and have been promoting, managing, and developing portfolios and real estate assets valued in the billions of dollars as of that time.
As of the beginning of last year the covid-19 virus has exploded on the global stage. Properties are being over assessed (valued) by property tax offices around the world. While you are struggling to survive, the local tax office is trying to find new revenue streams to hold on to their budgets. This means regardless if you have a home or residential property, rental unit, apartment building, commercial property, or other real estate asset they are searching every possible method to ensure the highest value is maintained as valuation translates into taxes charged.
It is possible that the local office may have sent you something saying they understand, they may even claim that those tax breaks will come down to the property owner as well. To a certain degree that may even be true. However, when you see your tax bill you do not see the entire picture. While they may feed you breadcrumbs the total break you are due is often far in excess of what you are receiving. Please let me take a moment to explain. If you own a home or commercial business what you do not see are what we term components, and quality components or quality of components.
The local, regional assessors office has a due diligence to represent those agencies, some within those offices may even advocate for them. I have been present as a manager stated that the tax payers be they companies or home owners are all out to cheat the county out of its money as it was put. They can not represent you and regardless of views must advocate for that agency. In todays uncertain times, where businesses struggle to survive and home owners struggle not to loose all they have no one, let me say that again, no one represents you when appealing during the year. Not to mention the hidden fees, charges, valuation and assessments done in components. This is absolutely not a transparent transaction.
These rank from 0-7 the higher the ranking the higher the value on that component of your home, meaning the greater the taxation amount in the end result. Additionally, regardless of property type commercial, industrial or residential the incorrect component may have been used in the system costing you thousands and that is only during one year's assessment. Compounded over years and that really adds up. The valuation of the land itself if categorized wrongly will cost you in terms of valuation, and translating eventually on your tax bill.
It does not matter if your property is a complex commercial and you are a part of an MNC or if you are a private owner you deserve the same protection and representation. Please, do not miss understand me it may be a simple error, but, that simple error will cost you. I work closely with Assessors from around the world to fix these problems and review the accuracy of property types, values and tax assessments.
