In our latest market update for December 2023, Smyrna’s real estate landscape has revealed some intriguing trends for single-family homes. While the number of new listings has remained stable year-over-year, there’s been a notable dip from last month. Meanwhile, homes under contract have surged by 34% compared to last year, suggesting a growing interest among buyers.
The average sale price has experienced a healthy increase, climbing by 10% from the previous year to $468,060, reflecting a resilient market that continues to trend upward. Conversely, the average days on market for closed homes have decreased significantly year-over-year, indicating a quicker turnover in property sales.
Inventory levels have also seen changes, with total inventory up by 27% year-over-year, providing more options for buyers. However, with a mere 2.16 months of supply, the market still leans in favor of sellers, maintaining the competitive atmosphere for available homes.
