COVID-19 real estate update
Friends and Clients and Neighbors,
I just first want you to know I’m here to help…
My thoughts are with those who are impacted by COVID-19 already. I wish speedy recovery to all those who are ill, and to those whose loved ones are battling this virus. My heart goes out to our families with children with our schools shut down, our seniors in assisted living, our neighbors at the hospitals, our local businesses who are struggling and anyone impacted by this pandemic. I want to express admiration and gratitude to the medical professionals on the front line of treating those who are ill. Also, I want to share gratitude and love for our policemen and women, our elected officials working round the clock, our Amazon and InstaCart and UPS delivery folks, and so many other community members all helping to get us through this difficult time.
I’ve been selling real estate for 16 years and I’m fortunate to have built a big network and I know many people who may be able to help you out for a trip to the grocery store, watching children or your pups, or even getting bills paid. Of course, I’ve been asked “How’s the market? And how do I sell my home at this time?”
I wanted to reassure you that I’m still here to serve your needs during this unusual time. Last week, my brokerage, Douglas Elliman Real Estate, migrated to a fully virtual operational model and closed all offices nationally for a period of time to get through this. Personally, I have long embraced technology so moving to fully virtual model was as seamless one could hope for. We have found ways to keep business moving with virtual open houses, neighborhood and property video tours, Zoom video conference calls, 3D virtual property floor plans and tours, and online transacting using tools like DocuSign and more. We are continuing business while honoring social distancing.
How’s the market? There is a lot of uncertainty out there for sure. From the field, I can share with you that we are experiencing homes continuing to go into escrow daily, a very low inventory environment, a few cancellations, a few extended contingency periods, and consistent closings every day. Homes are still selling. Our Federal Reserve just dropped their interest rate to near zero to keep the money moving for people buying homes. It’s quite unprecedented.
In other words everyone is reacting and responding differently and from our perspective its surprisingly busy in all regions. On my website I have real-time charts of our inventory, prices and more and it compares today to the last 5 years. Online Statistics here.
If we do a video conference selling consultation, I’d ask you to tour me through your home via FaceTime, Skype, Zoom, WhatsApp, or Facebook Messenger.

When we do to show your home (once permitted to do so – following all Orange County, State and National guidelines), we will limit all showings to just one day per week and hire a cleaning crew following each week’s showing day. I’ll provide a hand washing station and anything else the officials recommend to lower everyone's risk of infection. Single party showings will be limited to 2 people per group and will be agent accompanied and we will have Clorox wipes and Lysol spray for light switches, lockboxes, and door handles. Buyer's will be advised to wear booties and/or remove shoes. Safety is my #1 priority for you.
We may be able to sell it without showings, too. There are individuals and companies who will buy your home outright. I can refer you to those companies and shop the offers.
Some of the top Google searches now in real estate are “home prices dropping” and “home prices falling”. That’s not the case at this time. I'll keep you updated on this.
