A high-yielding mixed-use property at the heart of Brighton’s historic Lanes went under the auctioneer’s gavel this week at more than £1million. (wed, nov 3)

It was among 105 lots in the latest auction held by one of the top five property auctioneers in the UK, Clive Emson Land and Property Auctioneers, which ended on Wednesday, 3 November.

End-terrace period property 2 Ship Street, adjacent to the seafront, was eventually sold for £1.055 million after competitive bidding.

It comprises a restaurant premises on the ground and lower ground floors and two self-contained flats above, arranged as holiday lets.

Senior Auction Appraiser & Auctioneer Richard Payne said: “This rare opportunity to acquire a substantial building in the popular Lanes district was snapped up eagerly. Our bidders could see the huge potential here.

  • A well-located half-acre site with potential, including a commercial unit in Purley, near Croydon was also sold at the auction this week, for £1.56 million freehold.

Senior Auction Appraiser & Auctioneer Richard Payne said: “It’s fairly rare for the freehold of such a substantial site in a great location to come up for sale and it generated a huge amount of pre-sale interest.

“We considered that the property was ideal for any business looking to expand into a large commercial development with 3,000 sq ft (278.71 sq m) of fully furnished offices/warehousing.

“We also felt there was an opportunity for a complete re-development for commercial, sale or rent, office/storage units or residential flats, subject to all necessary consents being obtainable.”

The 33 Purley Downs Road site extends to 0.21 hectares (0.53 acres) and includes a large hardstanding parking area for multiple vehicles with amenity land surrounding the unit.

“It is superbly located, enjoying sea views in the centre of the city, with local pubs, restaurants and clubs in the immediate vicinity. There are comprehensive shopping facilities and amenities, including mainline station, all easily accessible.”
