Let’s see if you can follow the chaotic and crazy route this lead took to get to me.

Ready?
Ok…
Eric buys a house on seller finance.
Tragedy strikes and Eric ends up on drugs.
The changes in his lifestyle mean he can’t keep up with payments.
He talks to his boss Carol and deeds the property over to her.
Carol doesn’t know the house is behind on payments.
She also doesn’t know it’s now turned into a drug den until she visits the property (and gets shot at!).
One of my students is door-knocking in the area and finds the house.
He reaches out to Carol to offer to take over payments.
This student then brings the deal to Caroline in the Subto community.
Caroline realizes the property is next to my old office so gives me a call.
I reached out to Carol and we met at the property.
Phew!
Did you follow that?
Insane, right?
But a lead is a lead.
It doesn’t matter where they come from.
Or does it?
Well yes it does.
Here’s why.
You see, if you just relied on random deals landing in your lap like this one…
…then you don’t have a predictable real estate business.
In fact you don’t have a business at all.
It’s more like a real estate lottery (and you know how often you’ve won the lottery!).
Here’s the thing.
It’s a hard business fact that leads are the lifeblood of your business.
If you just sit and wait and hope you’ll stumble across them…
…then you won’t be in business for very long.
You HAVE to have a predictable and reliable source of leads.
One so good that you can turn it ON when you want new business…
….and turn it OFF when you are at capacity.
Or better still, keep them coming and be faced with the great problem of needing to grow to keep up with all the opportunities flooding to you.
When you have that, you’ll never have to worry about earning money ever again.
