That Farm is a Salty Piece of Land!

If you work in the Business of Agriculture, and possibly even if you don’t, you’ve seen some pretty lofty prices for Agricultural land.

Some of the high priced hype (which makes for amusing social media content!) comes about when an 80 acre tract in Iowa fetches double market rate as two feuding farmers ratchet up the bid.

While stories of $30,000 per acre farm ground make for amusing coffee shop chatter, they’re not reflective of market reality.

What Is Market Reality for Farm Ground?

Using my home state of Indiana, here are just-released numbers from Purdue University’s department of Agricultural Economics: 

  • Top-quality farmland average value is $14,392 per acre, up 4.8% from June 2023.  
  • Average and poor-quality farmland also hit new highs at $11,630 and $9,071 per acre, with an annual increase of 3.7% and 4.4%, respectively. 

These values and this sort of appreciation are exciting if you’re selling or holding real estate. But what if you’re in a farm land buying mood? Based on farmer and lender sentiment, recent gains are predicted to be erased by year’s end as farm land prices face downward pressure. 

Remember that prices vary by region, by land use, by water availability, by soil productivity, by proximity to population centers and many other factors. Also, let’s not forget interest rates’ affect on land demand and investment opportunity with other asset classes.
